What the job involves on each surface
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.
Brickwork movement joints
Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.
About our external mastic in Stockcross
A movement joint is a deliberate break that lets a wall expand and contract. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. We work on façade panels, render & cladding joints and brickwork movement joints, and the jobs we see most are gaps where render, brick and frames meet and weeds or debris growing in open joints.
External sealant needs dry, clean surfaces, so work around Stockcross is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.
There’s a 12-month guarantee on every job, whatever its size.

FAQs for Stockcross
Do you work for landlords with property near Newbury station?
Yes, rental work is part of what we do. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.
Is Stockcross within the area you cover?
Yes. Stockcross is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Is it OK to seal over old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Which products do you use?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
Can I add another job to the visit?
Of course. Doing several areas at once is generally more efficient.
Are you insured?
Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.
Do you hold any approvals?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Signs you need external mastic in Stockcross
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.
The most common problems we see are:
- Failed seals between different materials
- Movement joints filled with mortar instead of sealant
- Hard, crazed mastic that has stopped moving
- Leaking joints around cladding and façade panels
If you live in an older home near Church of St John, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

How it works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Stockcross, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- Each joint is checked and the colour of the new sealant agreed.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- We gun in low-modulus sealant and tool it neatly.
Preparing for the visit

- For indoor joints, keep the area dry beforehand if you can

Advice
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.
Failed sealant is one of the commonest items on a check-out report, and it’s quick to put right between tenancies. We can quote for more than one property at once.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Point out the joints to other trades
- Check external joints each spring
- Check the sealant is paintable before painting near it
- Keep soil, plants and ivy away from the joints
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal.
What sealant work cannot fix
New sealant can’t fix everything, and we’d rather say so up front. It will not solve:
- Cracked brickwork or render that needs a builder or plasterer
- Failed render or damaged cladding panels
- Movement that is more than a sealant joint can take
If in doubt, phone 0345 464 0079 or drop us an email and we will say what we think.
Surfaces we seal
- Façade panels
- Copings & trims
- Brickwork movement joints
- Concrete & block
- Joints between brick and frames
- Render & cladding joints
Should I try it myself first?
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Stockcross buildings and the weather
With historic houses such as Benham Park (about 0.6 miles south-east) nearby, there’s older building stock in the area around Stockcross as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For landlords with property near Newbury station, outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like Stockcross C.E. School? Then its movement joints, gutters and trims need looking after like any other building’s.
