External mastic in Smeeth

Joints in render and cladding are easy to overlook until a damp patch appears. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. Common call-outs are for water getting into walls through failed joints and sealant that has lost its bond to the brick or render, on joints between brick and frames, concrete & block and façade panels.

Somewhere as small as Smeeth, homes and farm buildings often face open ground, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

You get a 12-month guarantee, the same in Smeeth as everywhere else we work.

How the job changes by surface

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod in a colour to suit the brick.

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. We size the backing rod to the gap and keep the sealant to the right depth.

For landlords and businesses

Housing providers, facilities teams and property managers book us too in Smeeth and across Kent. We can quote a run of properties together.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

What we cannot put right

To be straight with you, some problems need a different trade:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Façade panels
  • Copings & trims
  • Brickwork movement joints

Outside joints around Smeeth

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Westenhanger Castle (about 3.4 miles south-east) are a reminder that the area around Smeeth has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

In the older streets around Church of St Mary, an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Smeeth Community Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

Smeeth is about 5 miles east of Ashford, in Kent. Smeeth gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Across Kent, we cover 922 places, Smeeth among them. You can also see our page for Chelmsford, roughly 47 miles from Smeeth.

All of TN25 is covered for external mastic, from the main roads to the quietest streets. That includes homes and businesses on Church Road, Caroland Close and Woolpack Hill and the roads around them. Questions from Smeeth

Is Smeeth within the area you cover?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Westenhanger station?

Yes, rental work is part of what we do. Just call 0345 464 0079 or email us and tell us about the property, and we’ll give you a clear quote.

Is there a guarantee?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Where do you work from?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Can a movement joint be filled with mortar?

No. Rigid materials can’t move with the wall and the joint fails. Where a joint has been mortared, it can often be raked out and sealed properly.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Do you need external mastic in Smeeth?

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

The most common problems we see are:

  • Moss and dirt in joints with no sealant left
  • Movement joints filled with mortar instead of sealant
  • Brick movement joints where the sealant has split
  • Leaking joints around cladding and façade panels

Letting a property close to Westenhanger station? Then split movement joints are easy to miss on a rental until damp shows inside.

What to look for in a quote

  • Whether the sealant suits the joint
  • What guarantee comes with the work
  • Who does the work, and how experienced they are
  • Are they insured?

10 questions to ask before you book

Why it’s worth doing now in Smeeth

Done well, a resealed joint is a neat, straight line that suits the wall. A rushed bead with no backing looks untidy and does not last, so it pays to do it properly once. In a small place like Smeeth, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • Colour picked to suit the job
  • White, clear, grey or another colour, product permitting
  • Anti-fungal silicone where joints get wet
  • You choose the colour before work begins

Take a look at what affects the cost or what customers say.

How it works

You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for a handful of joints, longer for a whole elevation for a typical job. Somewhere as small as Smeeth, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Tell us about any previous sealing or DIY attempts
  • Tell us if parking is tricky
