Pearson's Green External Mastic
External mastic in Pearson's Green from a team with over 20 years’ experience. Rated 4.9 on Google from 180+ five-star reviews.
- Sealant that has lost its bond to the brick or render
- Gaps where render, brick and frames meet
- Movement joints with cracked, split or missing sealant
Can I do it myself?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
External mastic in Pearson's Green, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing, and we do not skip that step. If you’re dealing with panel joints letting water in and joints pointed up with cement by mistake, we can put it right.
Outside joints can only be sealed when they’re dry, so work in Pearson's Green is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.
We stand behind the work with a one-year guarantee.

Pearson's Green: your questions answered
I let a flat near Paddock Wood station. Can you help?
Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we will give you a clear quote.
Do you cover Pearson's Green for external mastic?
Yes, Pearson's Green is within the area we cover. Our work covers London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing.
Can you seal joints between render and window frames?
Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
How do I get a quote for external mastic in Pearson's Green?
We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.
How do you reach high-level joints?
It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.
Will the new joint stand out?
The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
Do you guarantee your work?
Yes, always. Each job is guaranteed for twelve months, wherever you are.
What we can’t put right
Honest advice matters more to us than a booking, so here’s what new sealant won’t do:
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracks in the bricks or render themselves, away from the joints
- Movement that is more than a sealant joint can take
Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before booking.
Surfaces we seal
- Render & cladding joints
- Copings & trims
- Brickwork movement joints
- Joints between brick and frames
- Façade panels
- Concrete & block
The process
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the building. In a small place like Pearson's Green, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Getting ready for the visit
- Clear the area around the work
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any water getting in
Getting a quote
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we will explain how we’d tackle it. When it suits you, phone 0345 464 0079 or email us.

How to look after the new joints
Simple care keeps the joints in good condition. We recommend:
- Keep water from gutters off the wall
- Show decorators and builders where the movement joints are
- Walk round the building once a year and look at the joints
- Leave the joints unpainted unless we have said otherwise
Only paint over the joint if we’ve confirmed the sealant can take paint. Paint can crack on a flexible joint, and paint can crack as the joint moves.
A joint that has stopped moving pushes the movement elsewhere, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.
Outside joints around Pearson's Green
Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Scotney Castle (about 5 miles south) nearby, there’s older building stock in the area around Pearson's Green as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
Managing a site like Mascalls School? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Paddock Wood station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the cost of external mastic
You’ll get a clear quote before work begins. It takes into account:
- The size of the job
- Whether the work is at height
- The number of rooms or windows
- Any mould that needs treating
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- Any access issues, like height or stairs
- If it’s domestic, commercial or a hotel
- If someone has resealed it before
- The rough size of the job
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.
When to call us in Pearson's Green
Sometimes a movement joint was filled with mortar or a rigid filler, often by someone who didn’t know what it was for. The joint cannot move, so the wall cracks somewhere else instead.
It’s worth asking for a quote if you see:
- Weathered mastic that no longer stretches
- Movement joints filled with mortar instead of sealant
- Sealant pulling away from one side of the joint
- Gaps where render, brick and frames meet
Historic houses such as Scotney Castle, about 5 miles south, show how far back building around Pearson's Green goes, and older homes nearby need a sealant that suits their walls.
Questions to ask before booking
- How hidden problems are handled
- Whether the sealant suits the joint
- Is the old sealant removed completely?
- What the quote includes, VAT included or not
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.
We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
