External Mastic in New Yatt
We cover New Yatt for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
How we handle external mastic in New Yatt
External mastic is a job where short cuts show quickly. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We strip the joint back and start again. If you’re dealing with plants rooting in failed movement joints and movement joints with cracked, split or missing sealant, we can help, on joints between brick and frames, façade panels and copings & trims alike.
Older homes in small places like New Yatt may be stone, brick or timber-framed, often with later extensions. The joints where those materials meet are the weak points, and they need the right sealant at the right depth.
Your job is guaranteed for a year, as with all our work.

What sealant work cannot fix
We’ll always be straight with you, so here’s what new sealant won’t do:
- Adding movement joints to masonry that has none
- Subsidence or other structural problems
- Damp that isn’t coming from the joint
If you are not sure, just ring 0345 464 0079 or drop us an email and we’ll give you a straight answer before booking.

How the visit works
Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. For a village or hamlet like New Yatt, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Let us know about earlier repairs to the joints
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

New Yatt buildings and the weather
Historic houses like Minster Lovell Hall (about 3.4 miles west) are a reminder that the area around New Yatt has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Letting a property close to Finstock station? Then outside joints that have cracked can let damp into a rental, so check them between lets. Managing a site like North Leigh Church of England (Controlled) School? Then its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as St Mary's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Avoid pressure-washing directly into sealant joints
- Keep water from gutters off the wall
- Make sure movement joints aren’t pointed over
- Have failed joints looked at early
Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.
Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.
Why act early in New Yatt
Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Older cottages and farmhouses around New Yatt can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

New Yatt: your questions answered
I let a flat near Finstock station. Can you help?
Yes. We work for landlords and letting agents as well as householders. Just call 0345 464 0079 or send us an email with the address and what needs doing, and we will give you a clear price.
Will you come out to New Yatt?
Yes, New Yatt is covered. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.
How much does external mastic cost in New Yatt?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.
How long does the job take?
Typically it takes anything from a few hours to several days, depending on the building. Bigger jobs take longer, and we will tell you how long to expect.
When is the sealant fully cured?
Many sealants skin over quickly but take longer to cure fully. We will tell you how long to leave the joint.
What colours does the sealant come in?
We choose a sealant colour to suit the brick, stone or render, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.
When will the joints need doing again?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.
