DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Common questions in Monk's Hill

Is Monk's Hill in your area for external mastic?

Yes, Monk's Hill is within the area we cover. We work across London and the South East. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear price.

Will you come out to Monk's Hill?

Yes, Monk's Hill is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back.

Can tenants book the work?

Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months, large or small.

Is it messy?

We keep the work tidy. Nearby surfaces are protected, and the area is left clean when we finish.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

Monk's Hill buildings and the weather

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Smarden Primary School, larger buildings have long runs of movement joint that eventually need resealing. Letting a property close to Headcorn station? Then outside joints that have cracked can let damp into a rental, so check them between lets. For an older house near a landmark such as Church of St Michael, an extension built onto an older house moves differently, and the joint between them takes the strain.

Why it’s worth doing now in Monk's Hill

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. Older cottages and farmhouses around Monk's Hill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Doing several joints on one visit usually makes better use of the time than several visits. You’ll get one clear quote for the whole job.

Surface by surface

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

How to look after the new joints

Looking after new joints is easy:

  • Leave the joints unpainted unless we have said otherwise
  • Check external joints each spring
  • Get split or bare joints resealed while the damage is small
  • Keep high-pressure jets off the joints

Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.

When something else is needed

A few problems are outside what sealant work can do:

  • Subsidence or other structural problems
  • Rising or penetrating damp from elsewhere in the wall
  • Failed render or damaged cladding panels

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly.

What we seal

  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Render & cladding joints

How the visit works

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes anything from a few hours to several days, depending on the building, depending on the amount of work. Somewhere as small as Monk's Hill, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
