New build mastic for homes and businesses in Monk's Hill

Building dust is behind a lot of failed new-build sealant. We clean every joint thoroughly and prime where the surface and product need it, so the sealant actually sticks rather than sitting on a layer of grit. Common call-outs are for skirting joints opening in the first winter and untidy sealant flagged on a snagging list, across windows & doors, kitchens and show homes.

In a village or hamlet like Monk's Hill, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or send us an email.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Keep pictures and emails about snagging items
  • Resist patching a failed seal with a tube from the DIY shop
  • Wait for the cure time before using a resealed shower
  • Check bath and shower seals every few months as the house settles

Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. If a bath or tray moves when you stand in it, get it looked at.

Early snagging is easier snagging. Left alone, a small crack can become a leak.

When it isn’t the sealant

Sealant is not the answer to every problem, and we will tell you before we start. It won’t solve:

  • Plumbing faults behind the sealant
  • Your warranty claim itself, which is between you and the builder
  • Broken tiles or a split tray

If you’re not sure, just phone 0345 464 0079 or drop us an email and we’ll give you a straight answer before you book.

How it works

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before any work starts. The work usually takes a few hours in a single home. Somewhere as small as Monk's Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. We check every joint and leave you with the cure times.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Clear the area around the work

Can I do it myself?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

What happens if it’s left?

If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. In a small place like Monk's Hill, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Leaving a failed joint generally makes the job bigger, not smaller. If you’re not sure whether it needs doing, ring 0345 464 0079 or email us and we’ll give you an honest view and a quote.
