Mersham buildings and the weather
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Westenhanger Castle (about 4.7 miles east) nearby, there’s older building stock in the area around Mersham as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.
Letting a property close to Ashford International station? Then outside joints that have cracked can let damp into a rental, so check them between lets. If you look after a building such as Mersham Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

External mastic in Mersham, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it. We work on joints between brick and frames, brickwork movement joints and façade panels, and people most often call us about sealant pulling away from one side of the joint and plants rooting in failed movement joints.
External sealant needs dry, clean surfaces, so work around Mersham is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Signs you need external mastic in Mersham
Using the wrong sealant is another common reason. A stiff, general-purpose sealant cannot cope with a joint that moves a lot, and it tears off the sides.
Keep an eye out for these signs:
- Old sealant gone brittle and cracked
- Cracked joints where brick meets render or frames
- Water getting into walls through failed joints
- Sealant pulling away from one side of the joint
If you live in an older home near Church of St John the Baptist, an extension built onto an older house moves differently, and the joint between them takes the strain.

- How the joint is cleaned and prepared
- What happens if they find a problem under the old sealant

Your questions about external mastic in Mersham
Can you do external mastic in Mersham?
Yes. Our work covers London and the South East, and Mersham is part of that. Just ring 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.
Do you work for landlords with property near Ashford International station?
Yes. We work for letting agents and landlords as well as homeowners. Just phone 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear quote.
Will it make a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Are you fully insured?
Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we will put it right.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
What’s an expansion joint in brickwork?
It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Deal with leaking gutters that soak the joints below
- Do not let climbing plants root in the sealant
- Show decorators and builders where the movement joints are
- Have failed joints looked at early
Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.
Small splits are the time to act. At that stage it’s a simple cut out and reseal with no damage behind it to deal with.
What affects the cost of external mastic
You’ll get a clear quote before work begins. It takes into account:
- The number and length of the joints
- Working hours on commercial sites
- Which sealant suits the joint
- The number of rooms or windows
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Where the property is
- Whether it has been sealed before
- How many joints, rooms or windows are involved
- A few pictures by email, if you can
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
The process
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Mersham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Before we arrive
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
- Mention any sign-in or site rules at work premises
Ask for a quote
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll explain how we’d tackle it. Whenever you’re ready, ring 0345 464 0079 or email us.

What else we do in Mersham
What we can’t put right
We’ll always be straight with you, so here’s what new sealant will not do:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cutting new joints into brickwork, which is building work rather than sealant work
- Cracking across the wall rather than at a joint
If you’re not sure, just call 0345 464 0079 or drop us an email and we will give you a straight answer before you book.
Surfaces we seal
- Copings & trims
- Façade panels
- Brickwork movement joints
- Render & cladding joints
- Joints between brick and frames
- Concrete & block
Different surfaces, different methods
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it before sealing.
Render joints
Water behind render can lead to blown patches. Resealing the joints early keeps water out.
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
