External mastic near Kirtlington

External mastic in Kirtlington, done properly

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on copings & trims, façade panels and joints between brick and frames, and common reasons people get in touch are sealant that has lost its bond to the brick or render and hard, crazed mastic that has stopped moving.

External sealant needs dry, clean surfaces, so work around Kirtlington is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.

Big or small, it’s backed by our one-year guarantee in Kirtlington and across Oxfordshire.

Why deal with it now?

A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Older cottages and farmhouses around Kirtlington can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

What it costs depends on how much there is to do, how much old material has to come out and access to the work. You will have a clear quote before any work starts.

How we quote for external mastic

The quote reflects the job in front of us. We look at:

  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Helping us quote

Photos by email are helpful but not essential. Try to tell us:

  • Pictures of the joints, sent by email
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel
  • Where the property is

Outside joints around Kirtlington

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Blenheim Palace (about 4.3 miles south-west) nearby, there’s older building stock in the area around Kirtlington as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth.

If you let a flat or house near Tackley station, split movement joints are easy to miss on a rental until damp shows inside. For site and facilities teams at buildings such as Kirtlington Church of England Primary School, larger buildings have long runs of movement joint that eventually need resealing.

What we are called out for in Kirtlington

A lot of failed joints come down to preparation: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The sealant never bonds properly.

Look out for any of the following:

  • Sealant that has lost its bond to the brick or render
  • Water getting into walls through failed joints
  • Joints with sealant missing in places
  • Plants rooting in failed movement joints

In the older streets around Church of St Mary, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What to look for in a quote

  • Whether they’re fully insured
  • What the cure time is
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Avoid pressure-washing directly into sealant joints
  • Make sure movement joints aren’t pointed over
  • Check external joints each spring
  • Clear growth from the base of walls and joints

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead over time.

Act while the splits are small. At that stage it’s a simple cut out and reseal before water has had years to get in.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

For anyone letting property in or around Kirtlington, jobs at different addresses can be quoted together. Send us the addresses and the work at each.

What we do, step by step

Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to several days, depending on the building. For a village or hamlet like Kirtlington, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • Mention if the joints have been sealed before

Related advice

Can I do it myself?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Kirtlington: your questions answered

Do you cover smaller places like Kirtlington?

Yes. Kirtlington is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Tackley station. Can you help?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or send us an email and tell us about the property, and we’ll send you a clear quote.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Will the old sealant be removed?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Is it OK to seal over old sealant?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Do you do commercial work?

Yes. Hotels, offices and other businesses use us and we’re fully insured.

Is there any odour?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.
