External mastic for Inner Avenue homes and businesses

External mastic for homes and businesses in Inner Avenue

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the line blends in. If you are dealing with plants rooting in failed movement joints and leaking joints around cladding and façade panels, we can put it right.

Outbuildings, garages and conservatories around homes in places like Inner Avenue add more joints to look after. Gutter ends, garage door frames and the joints where an extension meets the house are typical spots for leaks.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

We also work for property managers and facilities teams in Inner Avenue and across Southampton. Several sites can go on one quote.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • How many rooms, windows or areas are involved
  • The size of the job
  • Working hours on commercial sites
  • How easy the joints are to reach

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What we need to know

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that’s easy
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • If it’s domestic, commercial or a hotel

Outside joints around Inner Avenue

Inner Avenue is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Historic houses like Southampton Tudor House and Garden (about 1.2 miles south) are a reminder that the area around Inner Avenue has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Rented homes near St Denys station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies. For site and facilities teams at buildings such as Bevois Town Primary School, larger buildings have long runs of movement joint that eventually need resealing.

Inner Avenue is about 1 mile west of Southampton, in Southampton. We carry out external mastic for homes and businesses in Inner Avenue and the surrounding area, as part of our work across Southampton. Our Southampton coverage runs to 40 places, and Inner Avenue is one of them.

What we can’t put right

New sealant can’t fix everything, and we’ll tell you before any work starts. Sealant will not put right:

  • Movement that is more than a sealant joint can take
  • Rising or penetrating damp from elsewhere in the wall
  • Cracking across the wall rather than at a joint

Not sure which it is? You can phone 0345 464 0079 or send us an email and we will tell you honestly before booking.

Where we work in Inner Avenue

  • Joints between brick and frames
  • Façade panels
  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Brickwork movement joints

Do you need external mastic in Inner Avenue?

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it cannot stretch and rips as the joint opens.

People generally contact us when they notice one of these:

  • Movement joints with cracked, split or missing sealant
  • Movement joints filled with mortar instead of sealant
  • Failed sealant between panels on a façade
  • Hard, crazed mastic that has stopped moving

If you live in an older home near Saint Mary's, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Questions to ask before booking

  • Are they insured?
  • Which colour the sealant will be
  • How the joint is cleaned and prepared
  • What the quote includes, VAT included or not

How to choose a mastic man

Your questions about external mastic in Inner Avenue

Can you help a landlord with a rental near St Denys station?

Yes, we work for landlords and letting agents. You can phone 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Does living near the coast affect external mastic in Inner Avenue?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

When is the sealant fully cured?

That depends on the sealant used, so please follow the time we give you.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

Why is there a gap in my brick wall?

A vertical gap in a long brick wall is normally a movement joint. It lets the bricks expand without cracking.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Make sure movement joints aren’t pointed over
  • Keep high-pressure jets off the joints
  • Look over the joints every year, ideally after winter
  • Have failed joints looked at early

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick.

What happens on the day

The work is kept neat and contained to the area we are working on. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. In a smaller place like Inner Avenue, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints
  • Let us know about earlier repairs to the joints
