External mastic in Hundridge

Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, and when it fails, the wall takes the strain and water finds a way in. If you have rain getting behind render or cladding at a joint and weathered mastic that no longer stretches, we can put it right.

In a village or hamlet like Hundridge, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What sealant work can’t fix

To be straight with you, some problems need a different trade:

  • Rising or penetrating damp from elsewhere in the wall
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Loose or hollow render, which needs re-rendering

If in doubt, ring 0345 464 0079 or send us an email and we will say what we think before you book.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Joints between brick and frames
  • Façade panels
  • Brickwork movement joints

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Keep soil, plants and ivy away from the joints
  • Keep movement joints as flexible joints, not mortar
  • Look over the joints every year, ideally after winter
  • Act on the first splits you see

If you have more work done on the wall, such as new render, cladding or an opening, show the contractor the movement joints. They should be kept open and resealed, not filled.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Do you need external mastic in Hundridge?

Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.

The problems people usually mention when they call include:

  • Weathered mastic that no longer stretches
  • Sealant pulling away from one side of the joint
  • Panel joints letting water in
  • Joints pointed up with cement by mistake

Schools such as Hyde Heath Infant School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

10 questions to ask before you book

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Hundridge needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
  2. We cut out the failed sealant and rake out any dirt or growth.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Mention any tricky access
  • Tell us about any water getting in

Advice

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. In a small place like Hundridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.
