FAQs for Horspath

Can you do external mastic in Horspath?

I let a flat near Oxford station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we will give you a clear quote.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you’ll get one quote.

What colours does the sealant come in?

We aim for a joint that suits the wall rather than one that jumps out. We will talk through colour options before work begins.

Do you seal joints where cladding meets other materials?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides.

What is a movement joint?

A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking.

How do I get a quote for external mastic in Horspath?

Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.

Can you seal over the old sealant?

No, it won’t last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

External mastic for homes and businesses in Horspath

Failed sealant is cut out, the depth set with closed-cell backing rod, and the joint resealed with a low-modulus sealant made for outside. The colour is chosen to suit the brick or render so the joint does not stand out. We work on façade panels, joints between brick and frames and render & cladding joints, and the jobs we see most are water getting into walls through failed joints and cracked joints where brick meets render or frames.

Somewhere as small as Horspath, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

The work is covered for a year after we finish. If there’s a problem with it, please ring 0345 464 0079 or drop us an email.

The process

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to several days, depending on the building from start to finish. Somewhere like Horspath needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • For indoor joints, keep the area dry beforehand if you can
  • Clear the area around the work

Advice

What sealant work cannot fix

A few problems are outside what sealant work can do:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Render that’s blown, hollow or coming away
  • Movement that is more than a sealant joint can take

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before booking.

Joints and surfaces we work on

  • Brickwork movement joints
  • Copings & trims
  • Façade panels
  • Joints between brick and frames
  • Render & cladding joints
  • Concrete & block

What the job involves on each surface

Render joints

Water behind render can lead to blown patches. A sound joint keeps the render dry behind and protects the render itself.

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Why deal with it now?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner, so it pays to do it properly once. Around Horspath, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Do you need external mastic in Horspath?

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

If you can see any of these, it’s time to have the joints looked at:

  • Moss and dirt in joints with no sealant left
  • Rain getting behind render or cladding at a joint
  • Failed sealant between panels on a façade
  • Hard, crazed mastic that has stopped moving

For site and facilities teams at buildings such as Horspath Church of England Primary School, its movement joints, gutters and trims need looking after like any other building’s.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

DIY sealant or a professional job?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Outside joints around Horspath

With historic houses such as Garsington Manor (about 1.9 miles south) nearby, there’s older building stock in the area around Horspath as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Homes close to Church of St Giles include some older properties, and older walls, gutters and the joints where extensions meet them need a flexible sealant. If you let a flat or house near Oxford station, outside joints that have cracked can let damp into a rental, so check them between lets.
