External mastic for Harvel homes and businesses

About our external mastic in Harvel

On houses, flats and commercial buildings across Harvel, we reseal joints in brickwork, render, cladding and façade panels. Every joint gets the same careful preparation: clean, sound faces and a controlled depth. We work on brickwork movement joints, concrete & block and render & cladding joints, and people most often call us about cracked joints where brick meets render or frames and failed sealant between panels on a façade.

Outside joints can only be sealed when they’re dry, so work in Harvel is booked around the forecast. Tell us about access to all sides of the building, including outbuildings and garages.

All of our work is guaranteed for twelve months.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Harvel, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Leave it or put it right?

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The movement then cracks the brickwork or render nearby. A flexible sealant over backing rod is what the joint needs. Around Harvel, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Harvel: your questions answered

Do you cover smaller places like Harvel?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I let a flat near Sole Street station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Do you do commercial work?

Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What do you need from me for a quote?

A short description and the location, with pictures by email if possible. If we need more, we will ask.

What sealant do you use?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

What external mastic looks like in Harvel

With historic houses such as Cobham College (about 3.4 miles north-east) nearby, there’s older building stock in the area around Harvel as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For site and facilities teams at buildings such as Culverstone Green Primary School, its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Sole Street station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Make sure movement joints are not pointed over
  • Wash walls gently around the sealant
  • Get split or bare joints resealed while the damage is small
  • Check external joints each spring

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

A joint that has stopped moving pushes the movement elsewhere, generally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

What the job involves on each surface

Concrete and blockwork

Wide joints in concrete need the depth controlling carefully. Backing rod sized to the joint sets it and keep the sealant to the right depth.

Brickwork movement joints

People sometimes point up a brick movement joint by mistake. If that is happened, we rake it out and reseal it properly.

Signs you need external mastic in Harvel

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Look out for these signs:

  • Cracked joints where brick meets render or frames
  • Damp patches traced to an open external joint
  • Joints where the bead has come unstuck
  • Hard, crazed mastic that has stopped moving

Homes close to Church of Our Lady of the Meadow include some older properties, and old and new materials meet at the roofline and walls, which is where sealant earns its keep.

What to look for in a quote

  • Whether you can choose the colour
  • How long to leave it before use
  • Whether the sealant suits the joint
  • What happens if they find a problem under the old sealant
