External & façade joints in Ham, Kent
Problem with your movement joints in Ham? We remove the old material, prepare the joints and seal them properly.
- Damp patches traced to an open external joint
- Joints with sealant missing in places
- Failed seals between different materials
Walls and rooflines in Ham
Historic houses like Walmer Castle (about 4.4 miles south-east) are a reminder that the area around Ham has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
If you live in an older home near Church of St George, old and new materials meet at the roofline and walls, which is where sealant earns its keep. Rented homes near Sandwich station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

About our external mastic in Ham
Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement where a rigid filler would soon crack. We work on joints between brick and frames, concrete & block and copings & trims, and the jobs we see most are sealant pulling away from one side of the joint and brick movement joints where the sealant has split.
External sealant needs dry, clean surfaces, so work around Ham is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.
The work is covered for a year after we finish. If there’s a problem with it, please phone 0345 464 0079 or email us.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Quotes for external mastic in Ham
The quote reflects the job in front of us. We take into account:
- How much there is to do
- Which sealant suits the joint
- The old material and how stubborn it is
- Access and height
A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

When you contact us, it’s useful to know:

What happens if it’s left?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Where a wall is exposed, as many are in small places like Ham, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

When to call us in Ham
If plants are growing out of a joint, the sealant has usually failed or was never there. Dirt and roots then trap moisture in the joint and make things worse.
Look out for these signs:
- Joints pointed up with cement by mistake
- Failed seals between different materials
- Leaking joints around cladding and façade panels
- Weathered mastic that no longer stretches
If you look after a building such as Worth Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
What your quote should include
- How much experience the applicator has
- Which colour the sealant will be
- What the cure time is
- What happens if the job turns out different
When it isn’t the sealant
A few problems are outside what sealant work can do:
- Walls that need new movement joints cut into them
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Render that’s blown, hollow or coming away
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

What we do, step by step
All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Ham, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we look over the joints with you, agree which to renew and talk through access.
- We cut out the failed sealant and rake out any dirt or growth.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work

Questions from Ham
Do you cover smaller places like Ham?
Yes. Ham is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you do external mastic in Ham?
Yes. Our work covers London and the South East, and Ham is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.
How much does external mastic cost in Ham?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you when we finish.
Where do you work from?
We work from Crawley. Our applicators cover Ham.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new layer lifts away from the old one. The old sealant has to come out completely.
What’s an expansion joint in brickwork?
Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
What colours does the sealant come in?
The sealant colour is picked to suit the wall so the joint blends in. Exterior sealants come in a good range of colours.
How the job changes by surface
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. We choose the product to suit.
Joints between dissimilar materials
Wherever two materials meet, they move differently. A flexible sealant bridges the two.
