Need external mastic in Halstead?

External mastic for homes and businesses in Halstead

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on joints between brick and frames, brickwork movement joints and render & cladding joints, and the jobs we see most are sealant pulling away from one side of the joint and gaps where render, brick and frames meet.

External sealant needs dry, clean surfaces, so work around Halstead is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

Big or small, it’s backed by our one-year guarantee in Halstead and across Kent.

Common questions in Halstead

Is Halstead within the area you cover?

Yes. Halstead is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you help a landlord with a rental near Knockholt station?

Yes. We work for landlords and letting agents as well as householders. Just phone 0345 464 0079 or send us an email with the address and what needs doing, and we’ll send you a clear quote.

Will the new joint stand out?

We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin from the range available.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Will you leave a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we’re done.

What is a movement joint?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

Is it OK to fill a movement joint with cement?

No, not where the gap is a movement joint. Pointing it stops it working and can lead to cracking. A flexible sealant is the right fill.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

What we’re called out for in Halstead

Sometimes a movement joint was filled with mortar or a rigid filler. The joint can’t move, so the wall cracks somewhere else instead.

Most people get in touch when they notice something like this:

  • Old sealant gone brittle and cracked
  • Weeds or debris growing in open joints
  • Joints with sealant missing in places
  • Rain getting behind render or cladding at a joint

Rented homes near Knockholt station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

10 questions to ask before booking

How the visit works

Before we leave, we go over the finished joints with you. The work normally takes a few hours to a few days, depending on the length of joint and the access, depending on the amount of work. Somewhere as small as Halstead, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. A flexible exterior sealant is applied and tooled in a colour to suit the wall.

Getting ready for the visit

  • Clear items away from the joints we’re working on
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints

What sealant work cannot fix

We will not take on work that will not last, so these are the limits:

  • Rising or penetrating damp from elsewhere in the wall
  • Structural movement, which needs a surveyor or engineer
  • Adding movement joints to masonry that has none

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Joints and surfaces we work on

  • Concrete & block
  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Why deal with it now?

Mortar or ordinary filler might look like a quick way to close an open joint, but it stops the joint moving. The movement then cracks the brickwork or render nearby. The correct repair is a flexible sealant with the right backing. Older cottages and farmhouses around Halstead can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Why us?

  • White, clear, grey or coloured to suit, where the product allows
  • Any old sealant cut out fully, not covered over
  • Anti-fungal silicone where joints get wet
  • You choose the colour before work begins

Surface by surface

Cladding and façade panels

If the façade has a specified sealant, that is what we use or an approved alternative. Send us any details you have about the façade.

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible in all weathers.

What affects the quote in Halstead

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • The old material and how stubborn it is
  • Working hours on commercial sites
  • The size of the job

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What to tell us for a quote

To help us quote quickly, please include:

  • How many joints, rooms or windows are involved
  • Pictures of the joints, sent by email
  • Where the job is, and your postcode
  • Whether it has been sealed before

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is, and add pictures by email if you can.

Outside joints around Halstead

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Lullingstone Castle (about 3.2 miles north-east) nearby, there’s older building stock in the area around Halstead as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material.

Homes close to St Margaret's Church include some older properties, and an extension built onto an older house moves differently, and the joint between them takes the strain. Schools such as Halstead Community Primary School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
