About our external mastic in Grove

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on joints between brick and frames, concrete & block and façade panels, and people most often call us about movement joints filled with mortar instead of sealant and failed sealant between panels on a façade.

In a village or hamlet like Grove, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Gutter joints and wall joints there need a sealant that can flex and stay put.

Whatever the size of the job, you get the same 12-month guarantee.

Common problems we fix in Grove

The wrong product in a moving joint is a classic cause. A high-modulus or general-purpose sealant can be too rigid for a busy joint, so it pulls away from the edges.

Any of these means the joints need attention:

  • Rain getting behind render or cladding at a joint
  • Failed seals between different materials
  • Moss and dirt in joints with no sealant left
  • Old sealant gone brittle and cracked

If you look after a building such as Preston Primary School, its movement joints, gutters and trims need looking after like any other building’s.

How to choose a mastic man

What we do, step by step

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. Somewhere like Grove needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Before we arrive

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

Grove questions

Do you cover Grove for external mastic?

Yes, Grove is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or email us with a few details of the job.

Do you work for landlords with property near Sturry station?

Yes, landlords and agents are among the people we work for. You can call 0345 464 0079 or email us with the details for a clear quote.

Is there a guarantee?

Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.

How long does the job take?

It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will give you a better idea when we quote.

Can you match the colour of my brickwork?

We choose a sealant colour to suit the brick, stone or render so the joint blends in. There’s a wide choice of exterior colours.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Can you reach joints on upper floors?

That depends on the building and the joints. We work on joints that can be reached safely. Tell us about the building and we will confirm what access is needed.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all.

Grove buildings and the weather

With historic houses such as Goodnestone Park (about 4.7 miles south) nearby, there’s older building stock in the area around Grove as well as newer homes. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

For landlords with property near Sturry station, outside joints that have cracked can let damp into a rental, so check them between lets. Homes close to Church of St Mildred include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

How to look after the new joints

So the new joints stay in good condition:

  • Keep soil, plants and ivy away from the joints
  • Make sure movement joints aren’t pointed over
  • Look over the joints every year, ideally after winter
  • Act on the first splits you see

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

Once a joint cannot move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Adding movement joints to masonry that has none
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can ring 0345 464 0079 or send us an email and we’ll tell you honestly.

What we seal

  • Copings & trims
  • Façade panels
  • Render & cladding joints
  • Concrete & block
  • Joints between brick and frames
  • Brickwork movement joints

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Why it’s worth doing now in Grove

Water gets in through a failed movement joint. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. Where a wall is exposed, as many are in small places like Grove, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
