External Mastic in Groombridge
Professional external mastic in and around Groombridge, with every bit of old sealant taken out first.
- Movement joints with cracked, split or missing sealant
- Failed sealant between panels on a façade
- Rain getting behind render or cladding at a joint
External mastic in Groombridge, done properly
As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing, and we don’t skip that step. We work on brickwork movement joints, copings & trims and render & cladding joints, and people most often call us about rigid filler in a joint that should flex and gaps where render, brick and frames meet.
In a village or hamlet like Groombridge, older cottages and farm buildings often stand in the open, where walls and rooflines take the weather head on. Joints on those walls need a sealant that moves with the building and stays in place.

How it works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. Most jobs take a few hours for a handful of joints, longer for a whole elevation. In a small place like Groombridge, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Move anything stored near the joints
- Let us know about parking restrictions

What external mastic looks like in Groombridge
Compared with the north and west, the South East gets less rain, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Groombridge Place (about 0.4 miles north-east) are a reminder that the area around Groombridge has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.
For site and facilities teams at buildings such as Groombridge St Thomas' Church of England Primary School, its movement joints, gutters and trims need looking after like any other building’s. Rented homes near Eridge station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Signs you need external mastic in Groombridge
Using the wrong sealant is another common reason. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, so it pulls away from the edges.
Most people get in touch when they notice one of these:
- Damp patches traced to an open external joint
- Weathered mastic that no longer stretches
- Sealant pulling away from one side of the joint
- Plants rooting in failed movement joints
For an older house near a landmark such as Church of St Thomas the Apostle, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Groombridge questions
I let a flat near Eridge station. Can you help?
Yes. We work for landlords and letting agents as well as householders, and several properties can be quoted together. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear quote.
Is Groombridge within the area you cover?
Yes, we do. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.
How do I get a quote for external mastic in Groombridge?
Size, access and the old material all affect the cost. Call for a quick quote and we’ll talk you through it.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
What is a movement joint?
A vertical gap in a long brick wall is generally a movement joint. It lets the bricks expand without cracking and needs a flexible seal, not mortar.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Can I add another job to the visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit.
What colours does the sealant come in?
Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.
Leave it or put it right?
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a small place like Groombridge, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What the job involves on each surface
Concrete and blockwork
Concrete faces can be dusty and porous, so preparation is key. We prime where the sealant needs it.
Render joints
Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.
What sealant work can’t fix
It helps to know what we cannot do:
- Subsidence or other structural problems
- Render that’s blown, hollow or coming away
- Cracking across the wall rather than at a joint
Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly.
Surfaces we seal
- Concrete & block
- Copings & trims
- Joints between brick and frames
- Brickwork movement joints
- Façade panels
- Render & cladding joints
Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Keep movement joints as flexible joints, not mortar
- Keep soil, plants and ivy away from the joints
- Check external joints each spring
- Check the sealant is paintable before painting near it
Keep the joints clear of soil, plants and climbing growth. Anything that holds water against the joint wears it out sooner.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
