Need external mastic in Great Missenden?

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

External mastic in Great Missenden

Short cuts in external joints show up within a season or two. Overfilled joints, missing backing rod and sealant laid over old sealant all tend to fail early. We take the old material out and do it properly. If you’re dealing with weeds or debris growing in open joints and sealant that has lost its bond to the brick or render, we can help, whatever the surface.

Around Great Missenden, older buildings can be stone, brick or timber-framed, many with extensions added later. The joints where those materials meet are the weak points.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

How the visit works

All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a few hours for a handful of joints, longer for a whole elevation. Somewhere as small as Great Missenden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. Primer is applied wherever the sealant needs it.
  5. We gun in low-modulus sealant and tool it neatly.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

How do I get a quote for external mastic in Great Missenden?

Every job is different, so each one gets its own quote. For a quick quote, phone 0345 464 0079 or drop us an email with a short description of the job.

Will the old sealant be removed?

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Will the new joint stand out?

We choose a sealant colour to suit the brick, stone or render. Exterior sealants come in a good range of colours.

Will it make a mess?

We keep the work tidy. Nearby surfaces are protected, and we clear up when we are done.

Outside joints around Great Missenden

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like Hughenden Manor (about 4.2 miles south-west) are a reminder that the area around Great Missenden has older buildings as well as new. Where a home is older, older walls and rooflines need a sealant that moves with them and suits the material.

Rented homes near Great Missenden station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets. In the older streets around Church of Saints Peter and Paul, an extension built onto an older house moves differently, and the joint between them takes the strain.

Common problems we fix in Great Missenden

Buildings move more than people expect. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. All of that ends up in the joint sealant.

The problems people generally mention when they call are:

  • Movement joints with cracked, split or missing sealant
  • Gaps where render, brick and frames meet
  • Weathered mastic that no longer stretches
  • Sealant that has lost its bond to the brick or render

Schools such as Great Missenden CofE Combined School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What to look for in a quote

  • How the joint is cleaned and prepared
  • Is the old sealant removed completely?
  • What guarantee comes with the work
  • Whether the sealant suits the joint

Our hiring checklist

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Different surfaces, different methods

Copings and trims

A failed coping joint lets water into the top of the wall. Sealing them early saves the wall below.

Concrete and blockwork

Big joints in concrete need careful depth control. Backing rod sized to the joint sets it so the sealant is not too deep.

What we can’t put right

It helps to know what we cannot do:

  • Cracks in the bricks or render themselves, away from the joints
  • Walls that need new movement joints cut into them
  • Loose or hollow render, which needs re-rendering

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

What we seal

  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Wash walls gently around the sealant
  • Tell anyone working on the walls about the movement joints
  • Keep movement joints as flexible joints, not mortar
  • Look over the joints every year, ideally after winter

Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants aren’t designed to be painted and spoil the finish.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick which cost more to put right than the joint.
