Graveney External Mastic
Sealing brickwork movement joints, render, cladding and façade joints in Graveney, with a one-year guarantee on every job. Call for a quick quote.
- Water getting into walls through failed joints
- Failed seals between different materials
- Weathered mastic that no longer stretches
Should I try it myself first?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
About our external mastic in Graveney
External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. If you have cracked joints where brick meets render or frames and sealant that has lost its bond to the brick or render, we can put it right.
Outside joints can only be sealed when they’re dry, so work in Graveney is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.
Our work is backed for twelve months, in Graveney and everywhere else we cover.

Outside joints around Graveney
Graveney is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Managing a site like Graveney Primary School? Then larger buildings have long runs of movement joint that eventually need resealing. Letting a property close to Faversham station? Then outside joints that have cracked can let damp into a rental, so check them between lets.

What affects the cost of external mastic
The price is agreed before any work begins. It takes into account:
- How easy the joints are to reach
- Whether there’s mould to deal with
- Whether old sealant or filler has to be cut out
- The number and length of the joints
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.
What we need to know
When you call or email, it’s useful to know:
- Photos by email, if that’s easy
- The address or postcode of the job
- What’s wrong with the joints now
- Whether it has been sealed before
Call for a quick quote, or email us if that is easier. Tell us about the joints that need doing and we’ll talk you through the work before giving you a price.

Your questions about external mastic in Graveney
I let a flat near Faversham station. Can you help?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before any work starts.
Do you cover smaller places like Graveney?
Yes. Graveney is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Do the sealants smell?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Where is Mr Mastic based?
Our base is Crawley. Our area covers South East England, London and Scotland.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Will the new joint stand out?
There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint does not draw the eye.
Why is there a gap in my brick wall?
It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
What the job involves on each surface
Render joints
Rendered walls have joints at beads, openings and changes of material. They’re resealed in a sealant that suits the render.
Concrete and blockwork
Concrete faces can be dusty and porous, so cleaning and priming matter. A primer goes on where the product requires one.
What happens on the day
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours to a few days, depending on the length of joint and the access and we leave things clean and tidy. In a small place like Graveney, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Look over the joints every year, ideally after winter
- Don’t let climbing plants root in the sealant
- Avoid pressure-washing directly into sealant joints
- Leave the joints unpainted unless we have said otherwise
Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
When to call us in Graveney
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.
Look out for these signs:
- Moss and dirt in joints with no sealant left
- Water getting into walls through failed joints
- Joints pointed up with cement by mistake
- Panel joints letting water in
In the older streets around Church of All Saints, an extension built onto an older house moves differently, and the joint between them takes the strain.
Before booking anyone
- What happens if the job turns out different
- Whether the sealant suits the joint
- What the cure time is
- Is VAT in the price?
