Ferniegair External Mastic
Sealing brickwork movement joints, render, cladding and façade joints for Ferniegair, backed by a 12-month guarantee. Call for a quick quote.

- Joints with sealant missing in places
- Joints where the bead has come unstuck
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Cracking across the wall rather than at a joint
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Render that is blown, hollow or coming away
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

External mastic in Ferniegair
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We look over the joints, agree the ones to renew and reseal with a flexible, weatherproof product in a colour to suit. We’re often asked to deal with movement joints with cracked, split or missing sealant and moss and dirt in joints with no sealant left, across joints between brick and frames, brickwork movement joints and concrete & block.
External sealant needs dry surfaces, so outdoor work around Ferniegair is planned around the weather. Let us know about access to every wall and roofline.
Whatever the size of the job, you get the same one-year guarantee.

The process
The work is kept neat and contained to the joints we are treating. The job normally takes a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. Outdoor work around Ferniegair depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- The old mastic and anything lodged in the joint is removed.
- Both sides are cleaned back to sound material and primed if needed.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- We gun in a flexible exterior sealant in a colour that suits the wall and tool it neatly.

- Let us know about earlier repairs to the joints
- Mention any tricky access

Leave it or put it right?
A failed movement joint lets water into the wall. Dealing with it early keeps the repair to the joint, instead of the wall and finishes around it. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Common problems we fix in Ferniegair
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. All of that ends up in the joint sealant.
Common reasons people contact us are:
- Water getting into walls through failed joints
- Hard, crazed mastic that has stopped moving
- Leaking joints around cladding and façade panels
- Gaps where render, brick and frames meet
If you look after a building such as Dalziel High School, its movement joints, gutters and trims need looking after like any other building’s.
What your quote should include
- How the joint is cleaned and prepared
- Whether all the old sealant comes out first
- What product goes in the joint
- Whether VAT is included
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so just mention it when you contact us.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Ferniegair buildings and the weather
Historic houses like Cambusnethan House (about 2.6 miles east) are a reminder that the area around Ferniegair has older buildings as well as new. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Homes close to Ferniegair Mission Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Chatelherault station, outside joints that have cracked can let damp into a rental, so check them between lets.

Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Leave the joints unpainted unless we have said otherwise
- Do not let climbing plants root in the sealant
- Check external joints each spring
- Deal with leaking gutters that soak the joints below
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
Small splits are the time to act. At that stage it’s a simple cut out and reseal.

- How many rooms, windows or areas are involved
- Whether the work is at height
- Whether there’s mould to deal with
- The size of the job
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. We’ll send you a clear quote for the lot.
