How we handle external mastic in Farmoor

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. If you have weathered mastic that no longer stretches and damp patches traced to an open external joint, we can put it right, whatever the surface.

External sealant needs dry, clean surfaces, so work around Farmoor is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

A one-year guarantee comes as standard, so you are covered after we have gone.

Leave it or put it right?

The longer a joint stays open, the more water the wall takes in. In cold weather, frost can damage wet brick and render near the open joint, so the problem grows beyond the joint itself. Where a wall is exposed, as many are in small places like Farmoor, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

Common questions in Farmoor

Is Farmoor in your area for external mastic?

Yes. Our work covers London and the South East, and Farmoor is part of that. Just call 0345 464 0079 or send us an email with a few details of the job, and we will send you a clear quote.

Can you help a landlord with a rental near Oxford station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. Just ring 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

Can you match the colour of my brickwork?

The sealant colour is picked to suit the wall, so the joint sits quietly in the wall. There’s a wide choice of exterior colours.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Is it OK to seal over old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

How we quote for external mastic

The quote reflects the job in front of us. We take into account:

  • The old material and how stubborn it is
  • How many areas need sealing
  • How easy the joints are to reach
  • How much there is to do

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

What to tell us for a quote

To make quoting easier, please include:

  • Whether it’s a home or a business
  • Roughly how big the job is
  • Any previous sealing or DIY work
  • Where the property is

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

Common problems we fix in Farmoor

Many joints fail because they were sealed too deep or with nothing behind them. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.

Any of these means the joints need attention:

  • Gaps where render, brick and frames meet
  • Joints pointed up with cement by mistake
  • Weeds or debris growing in open joints
  • Joints where the bead has come unstuck

If you live in an older home near St Mary's Church, an extension built onto an older house moves differently, and the joint between them takes the strain.

What to look for in a quote

  • How the surfaces are prepared before sealing
  • Whether the sealant suits the joint
  • Whether all the old sealant comes out first
  • What guarantee comes with the work

10 questions to ask before you book

How the visit works

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and tidy away. It usually takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Farmoor, access is normally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Move anything stored near the joints

Advice

How the job changes by surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. We choose the product to suit.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Outside joints around Farmoor

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. With historic houses such as Appleton Manor (about 3.5 miles south) nearby, there’s older building stock in the area around Farmoor as well as newer homes. In older buildings, older brick and stone need a sealant that suits them, at the right joint depth.

If you look after a building such as Bartholomew School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. If you let a flat or house near Oxford station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
