Dean Court External Mastic
Movement joints in Dean Court need attention? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Leaking joints around cladding and façade panels
- Cracked joints where brick meets render or frames
- Sealant that has lost its bond to the brick or render
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
External mastic for homes and businesses in Dean Court
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. If you have water getting into walls through failed joints and weathered mastic that no longer stretches, we can help.
Houses in smaller places like Dean Court can stand more in the open than those in a built-up town, and walls and rooflines facing the weather take the worst of it. Joints on those sides are normally the first to go.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Do you need external mastic in Dean Court?
Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.
The most common problems we see are:
- Rain getting behind render or cladding at a joint
- Plants rooting in failed movement joints
- Failed seals between different materials
- Sealant that has lost its bond to the brick or render
In the older streets around St Andrew's, older walls, gutters and the joints where extensions meet them need a flexible sealant.
Before booking anyone

- Whether VAT is included
- Which sealant they’ll use, and why
- How the surfaces are prepared before sealing
Different surfaces, different methods
Cladding and façade panels
Metal and composite panels move a lot with temperature, so the joint sealant has to cope with frequent movement. The sealant is chosen with that in mind.
Concrete and blockwork
The face of concrete or block is often dusty, so preparation is key. A primer goes on where the product requires one before sealing.
Outside joints around Dean Court
With historic houses such as Holywell Manor (about 2.7 miles east) nearby, there’s older building stock in the area around Dean Court as well as newer homes. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you look after a building such as Matthew Arnold School, its movement joints, gutters and trims need looking after like any other building’s. Letting a property close to Oxford station? Then split movement joints are easy to miss on a rental until damp shows inside.

Questions from Dean Court
Can you do external mastic in Dean Court?
Yes. We work across London and the South East, and Dean Court is part of that. You can phone 0345 464 0079 or drop us an email and tell us what needs doing, and we’ll give you a clear price.
Will you come out to Dean Court?
Yes, smaller places are covered as well as towns. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords and businesses?
Yes, we do. We work in homes, commercial premises and hotels, and we’re fully insured.
Do you seal joints where cladding meets other materials?
Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides with primer where required.
What do you put in the joint?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Do you take out the old sealant first?
Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can you work on commercial sites?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
What we cannot put right
Sealant is not the answer to every problem, and we’d rather say so up front. It will not solve:
- Rising or penetrating damp from elsewhere in the wall
- Subsidence or other structural problems
- Cracking across the wall rather than at a joint
If in doubt, call 0345 464 0079 or email us and we’ll say what we think before booking.

The process
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a few hours for a handful of joints, longer for a whole elevation. Parking around Dean Court is usually easier than in a town centre, but mention any lanes, gates or long drives. If the job is outside, tell us about side access and how high the joints are.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
Before we arrive
- Where the joints are inside, avoid wetting them before we arrive
- Clear the area around the work
- Let us know about stairs, lifts or work at height

What happens if it’s left?
Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. In a smaller place like Dean Court, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs. Ask us for a quote and we will go through it with you.
