Can I do it myself?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

External mastic in East Challow, done properly

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render. We work on copings & trims, façade panels and concrete & block, and the jobs we see most are weathered mastic that no longer stretches and sealant pulling away from one side of the joint.

External sealant needs dry, clean surfaces, so work around East Challow is planned for dry weather. Tell us about access to all sides of the building, including outbuildings and garages.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

When something else is needed

A few problems are outside what sealant work can do:

  • Subsidence or other structural problems
  • Cracking across the wall rather than at a joint
  • Adding movement joints to masonry that has none

If you are not sure, just phone 0345 464 0079 or email us and we will give you a straight answer.

Questions from East Challow

Do you cover East Challow for external mastic?

Yes, East Challow is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or drop us an email and tell us what needs doing, and we will send you a clear quote.

Is East Challow within the area you cover?

Yes. East Challow is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you match the colour of my brickwork?

Exterior sealants are made in a range of colours, from greys and browns to whites and stone shades. We choose the closest to your brick or render.

How long does the job take?

Typically it takes a few hours for a handful of joints, longer for a whole elevation. Larger jobs naturally take longer, and we’ll say how long yours will take.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Can you seal joints between render and window frames?

Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. The sealant is matched to both sides.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

What we do, step by step

When we arrive, we start by going over the job with you, so there are no surprises. Surfaces next to the work are protected before any work starts. The work generally takes a few hours for a handful of joints, longer for a whole elevation. In a small place like East Challow, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First we look over the joints with you, agree which to renew and talk through access.
  2. The old mastic and anything lodged in the joint is removed.
  3. Both sides are cleaned back to sound material and primed if needed.
  4. Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Preparing for the visit

Advice

How we quote for external mastic

For a quick quote, just ask. The main things that affect it are:

  • Access and height
  • The number and length of the joints
  • When we can work, for business premises
  • How many areas need sealing

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, call 0345 464 0079 or send us an email for an honest opinion and a quote.

Asking for a quote

When you contact us, these details help:

  • The problem you’ve noticed
  • The address or postcode of the job
  • If it’s domestic, commercial or a hotel
  • If someone has resealed it before

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and give you a clear quote.

Different surfaces, different methods

Joints between dissimilar materials

Wherever two materials meet, they move differently. A flexible sealant bridges the two so the movement is taken up.

Copings and trims

Joints in copings, parapets and trims are exposed to the worst of the weather. Each is resealed with a weatherproof, flexible sealant.

Walls and rooflines in East Challow

The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

In the older streets around Church of St Nicholas, old and new materials meet at the roofline and walls, which is where sealant earns its keep. For site and facilities teams at buildings such as St Nicholas CofE Primary School, its movement joints, gutters and trims need looking after like any other building’s.

Looking after it afterwards

Good habits help new joints last longer. A few tips:

  • Look over the joints every year, ideally after winter
  • Get split or bare joints resealed while the damage is small
  • Ask before painting over external sealant
  • Show decorators and builders where the movement joints are

Do not paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.

Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
