External mastic in Drayton

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. We’re often asked to deal with panel joints letting water in and brick movement joints where the sealant has split, on copings & trims, façade panels and render & cladding joints.

Around Drayton, older buildings can be stone, brick or timber-framed, many with extensions added later. Where one material meets another is where water generally gets in, and they need the right sealant at the right depth.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

How we quote for external mastic

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Mould in or behind the old joints
  • How easy the joints are to reach
  • The number of rooms or windows

The cost depends on the amount of work, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts.

What we need to know

Photos help, but a description is a good start. Try to tell us:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • The type of property
  • Any access issues, like height or stairs

We quote each job on its own. Simply call 0345 464 0079 or send us an email and describe the job.

Why it’s worth doing now in Drayton

Mortar or ordinary filler might look like a quick way to close an open joint, but it locks the joint solid. The wall then cracks somewhere else. The correct repair is a flexible sealant with the right backing. Around Drayton, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and send you a clear quote before we start.

Surface by surface

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

Joints between dissimilar materials

Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.

How it works

There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a few hours to a few days, depending on the length of joint and the access. Somewhere as small as Drayton, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints

Drayton questions

Do you cover Drayton for external mastic?

Yes. Our work covers London and the South East, and Drayton is part of that. Just phone 0345 464 0079 or drop us an email with a few details of the job.

Do you cover smaller places like Drayton?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you remove the old sealant?

Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

Do you guarantee your work?

Yes. Each job is guaranteed for twelve months.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we’re using and why.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking and needs a flexible seal, not mortar.

What we can’t put right

We will always be straight with you, so here’s what new sealant won’t do:

  • Damp that isn’t coming from the joint
  • Cracking across the wall rather than at a joint
  • Failed render or damaged cladding panels

If in doubt, phone 0345 464 0079 or email us and we will say what we think.

  • Joints between brick and frames
  • Concrete & block
  • Façade panels
  • Brickwork movement joints
  • Render & cladding joints

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Get split or bare joints resealed while the damage is small
  • Deal with leaking gutters that soak the joints below
  • Avoid pressure-washing directly into sealant joints
  • Point out the joints to other trades

Only paint over the joint if we have confirmed the sealant can take paint. Many exterior sealants aren’t designed to be painted and spoil the finish.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.

Walls and rooflines in Drayton

With historic houses such as Broughton Castle (about 2.3 miles south) nearby, there’s older building stock in the area around Drayton as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Banbury station, split movement joints are easy to miss on a rental until damp shows inside. Managing a site like North Oxfordshire Academy? Then its movement joints, gutters and trims need looking after like any other building’s. For an older house near a landmark such as Church of St Peter, the joints between older walls, newer extensions and the roofline need a sealant that can move.

DIY versus a professional finish

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
