About our external mastic in Crutherland

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing all tend to fail early. We strip the joint back and start again. We work on concrete & block, brickwork movement joints and joints between brick and frames, and common reasons people get in touch are movement joints with cracked, split or missing sealant and leaking joints around cladding and façade panels.

Outside joints can only be sealed when they’re dry, so work in Crutherland depends on the weather, and longer journeys are planned in advance. Tell us how to reach each wall, gutter and roofline.

There’s a 12-month guarantee on every job.

Landlords, agents and businesses in Crutherland

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Crutherland: your questions answered

Do you work for landlords with property near East Kilbride station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Crutherland in your area for external mastic?

Yes. Our work covers the whole of Scotland, and Crutherland is part of that. You can send an email to info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Crutherland, along with the rest of our area.

Can you seal joints between two different materials?

Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. The sealant is matched to both sides.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

Is it OK to seal over old sealant?

No. The old sealant always comes out first, so the new joint bonds to clean surfaces.

What’s an expansion joint in brickwork?

Brickwork, render and cladding all move a little, so long walls have planned gaps to take that movement. The gap is sealed with a flexible sealant over backing rod.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Surface by surface

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

Copings and trims

Coping and trim joints face rain and sun head on. Each is resealed with a weatherproof, flexible sealant.

How it works

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the building. For a place like Crutherland, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Keep children and pets away from the work area
  • Mention any parking rules near the property
  • Mention any tricky access

Walls and rooflines in Crutherland

Crutherland is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to East Kilbride station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Do you need external mastic in Crutherland?

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

The problems people usually mention when they call are:

  • Movement joints filled with mortar instead of sealant
  • Cracked joints where brick meets render or frames
  • Plants rooting in failed movement joints
  • Hard, crazed mastic that has stopped moving

For site and facilities teams at buildings such as Mount Cameron Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.

What your quote should include

  • How hidden problems are handled
  • Which colour the sealant will be
  • Who turns up on the day
  • What preparation is included

How to choose a mastic man

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

When it is not the sealant

Before you book, it’s worth knowing the limits:

  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints
  • Render that is blown, hollow or coming away

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Brickwork movement joints
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Façade panels

Looking after it afterwards

So the new joints stay in good condition:

  • Check external joints each spring
  • Keep high-pressure jets off the joints
  • Do not let climbing plants root in the sealant
  • Never let anyone fill a movement joint with mortar

Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.
