External mastic in Congelow
Low-level joints can usually be done from the ground. Where joints are higher up, tell us about the building when you get in touch and we’ll confirm what access is needed. We work on render & cladding joints, brickwork movement joints and copings & trims, and the jobs we see most are sealant pulling away from one side of the joint and failed seals between different materials.
External sealant needs dry, clean surfaces, so work around Congelow is planned for dry weather. Let us know about access to every wall, plus any garages or outbuildings.
All our work is covered by our 12-month guarantee, wherever you are in Kent.

Congelow: your questions answered
Can you help a landlord with a rental near Yalding station?
Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before work begins.
Is Congelow in your area for external mastic?
Yes. We work across London and the South East, and Congelow is part of that. Just call 0345 464 0079 or email us with a few details of the job, and we’ll give you a clear quote.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply ring 0345 464 0079 or send us an email.
Do I need to be at home?
If the work is inside, we need someone to let us in. Once we have agreed the job, you do not need to watch us work.
Can you do several jobs on one visit?
Yes. More than one area can be quoted together.
Can new sealant go over the old?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Is the work guaranteed?
Yes: twelve months. If anything is not right with the work within the year, let us know and we will sort it.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Congelow buildings and the weather
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Rented homes near Yalding station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Around Congelow

Why deal with it now?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. Older cottages and farmhouses around Congelow can have timber floors and frames, and water through a failed joint can rot timber if it’s left.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
Why us?

Signs you need external mastic in Congelow
UV, rain and frost all age exterior sealant. Over the years it hardens, cracks on the surface and loses its give, so the joint eventually tears or comes away from one side.
The most common problems we see are:
- Joints with sealant missing in places
- Plants rooting in failed movement joints
- Damp patches traced to an open external joint
- Movement joints filled with mortar instead of sealant
For an older house near a landmark such as St Peter's and St Paul's Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.
What your quote should include
- What guarantee comes with the work
- What the cure time is
- Which sealant they’ll use, and why
- Whether all the old sealant comes out first
How the job changes by surface
Joints between dissimilar materials
Different materials may need different primers. Both surfaces are cleaned and primed as the product requires.
Cladding and façade panels
If the façade has a specified sealant, that is what we use or an approved alternative. Tell us what the building has when you get in touch.
Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Deal with leaking gutters that soak the joints below
- Show decorators and builders where the movement joints are
- Keep soil, plants and ivy away from the joints
- Keep high-pressure jets off the joints
Give the sealant the cure time we tell you before anything rubs against it. The surface skins over quickly, but full cure takes longer.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage.
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
When it isn’t the sealant
We won’t take on work that won’t last, so these are the limits:
- Failed render or damaged cladding panels
- Cracking across the wall rather than at a joint
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just ring 0345 464 0079 or drop us an email and we will give you a straight answer.
Surfaces we seal
- Concrete & block
- Render & cladding joints
- Joints between brick and frames
- Façade panels
- Brickwork movement joints
- Copings & trims
How the visit works
Before we leave, we go over the finished joints with you. The visit itself usually takes a few hours for a handful of joints, longer for a whole elevation, depending on the amount of work. In a small place like Congelow, access is generally the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Tell us if parking is tricky
- Try not to wet indoor joints just before the visit
- Mention if the joints have been sealed before
