External mastic for Clapper Hill homes and businesses

External mastic for homes and businesses in Clapper Hill

External mastic is a job where short cuts show quickly. New sealant over old, joints packed with mortar and beads with no backing rarely last long. We take the old material out and do it properly. We’re often asked to deal with brick movement joints where the sealant has split and sealant pulling away from one side of the joint, across render & cladding joints, concrete & block and joints between brick and frames.

Somewhere as small as Clapper Hill, homes and farm buildings often face open ground, so walls and rooflines take the full force of wind and rain. Joints on those walls need a sealant that moves with the building and stays in place.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

External mastic in Clapper Hill: local notes

Historic houses like Smallhythe Place (about 4.8 miles south-east) are a reminder that the area around Clapper Hill has older buildings as well as new. In older buildings, older walls and rooflines need a sealant that moves with them and suits the material. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Rented homes near Headcorn station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Look over the joints every year, ideally after winter
  • Act on the first splits you see
  • Point out the joints to other trades
  • Avoid pressure-washing directly into sealant joints

Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants are not designed to be painted.

Once a joint can’t move, the wall finds another way, normally as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

How the job changes by surface

Concrete and blockwork

Blockwork and concrete shrink over time and move with the seasons. Their movement joints are sealed over backing rod with a flexible sealant.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. The old joint is removed and a sealant that bonds to both sides goes in.

Clapper Hill questions

Do you cover Clapper Hill for external mastic?

Yes, Clapper Hill is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing.

I let a flat near Headcorn station. Can you help?

Yes, rental work is part of what we do. You can call 0345 464 0079 or send us an email with the address and a few details, and we’ll give you a fixed price before work begins.

Can new sealant go over the old?

No. New silicone won’t bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Are you insured?

Yes. We’re fully insured.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Do you remove the old sealant?

Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.

Can a movement joint be filled with mortar?

No. Cement or mortar cannot stretch, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.

How do you reach high-level joints?

That depends on the building and the joints. Where joints can be reached safely, we will do them. Tell us about the building and we will confirm what access is needed.

What happens on the day

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. Somewhere as small as Clapper Hill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. Failed sealant is removed back to clean, sound faces.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

Honest limits

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Render that is blown, hollow or coming away
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Walls that need new movement joints cut into them

If you’re not sure, just call 0345 464 0079 or email us and we will give you a straight answer.

What we seal

  • Concrete & block
  • Brickwork movement joints
  • Façade panels
  • Joints between brick and frames
  • Copings & trims
  • Render & cladding joints

Leave it or put it right?

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Older cottages and farmhouses around Clapper Hill can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.

What we’re called out for in Clapper Hill

Poor preparation causes many early failures: joint faces that were dusty or damp, unprimed where they needed it, or still carrying old sealant. The new sealant then lets go long before it should.

The most common problems we see are:

  • Joints pointed up with cement by mistake
  • Plants rooting in failed movement joints
  • Failed sealant between panels on a façade
  • Old sealant gone brittle and cracked

Historic houses such as Smallhythe Place, about 4.8 miles south-east, show how far back building around Clapper Hill goes.
