Need external mastic in Blair Atholl?

Should I try it myself first?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

About our external mastic in Blair Atholl

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. We are often asked to deal with joints with sealant missing in places and rain getting behind render or cladding at a joint, across brickwork movement joints, copings & trims and joints between brick and frames.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

Your job is guaranteed for a year, as with all our work.

Landlord and commercial work in Blair Atholl

Signs you need external mastic in Blair Atholl

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.

The most common problems we see are:

  • Joints where the bead has come unstuck
  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex
  • Plants rooting in failed movement joints

Around Blair Atholl, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • Whether all the old sealant comes out first
  • The length of the guarantee
  • When the joint can take water or movement
  • What preparation is included

How to choose a mastic man

When it isn’t the sealant

To be straight with you, some problems need a different trade:

  • Cracks in the bricks or render themselves, away from the joints
  • Loose or hollow render, which needs re-rendering
  • Adding movement joints to masonry that has none

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Render & cladding joints
  • Joints between brick and frames
  • Concrete & block
  • Copings & trims
  • Façade panels
  • Brickwork movement joints

Leave it or put it right?

An open joint keeps letting water into the wall with every downpour. In cold weather, frost can damage wet brick and render around the joint, so the damage spreads beyond the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

What happens on the day

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. Most jobs take anything from a few hours to several days, depending on the building. Outside jobs in Blair Atholl need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • Mention any leaks or damp you’ve noticed
  • Keep pets and children clear of the area while we work

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Get split or bare joints resealed while the damage is small
  • Ask before painting over external sealant
  • Avoid pressure-washing directly into sealant joints
  • Walk round the building once a year and look at the joints

Have a quick look at the joints each spring. Watch for splits, edges coming away or growth in the joint.

Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Catch it early and you reduce the risk.

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

Questions from Blair Atholl

Can you help a landlord with a rental near Blair Atholl station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Do you cover smaller places like Blair Atholl?

Yes. Blair Atholl is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Why do you put foam in the joint first?

The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only, which would stop it stretching.

How long before the joint can be used?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
