Need external mastic in Bearton?

External mastic in Bearton, done properly

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it, and we do not skip that step. If you have leaking joints around cladding and façade panels and failed seals between different materials, we can put it right.

In a smaller place like Bearton, some homes face open ground, and walls and rooflines facing the weather take the worst of it. Joints on those sides are usually the first to go.

All our work is covered by a one-year guarantee.

Should I try it myself first?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Honest limits

We’d rather tell you now than do work that will not last, so these are the limits:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Damp that isn’t coming from the joint
  • Cracked brickwork or render that needs a builder or plasterer

If you are not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.

Where we work in Bearton

  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Concrete & block
  • Brickwork movement joints
  • Joints between brick and frames

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Fix overflowing gutters above sealed joints
  • Check the sealant is paintable before painting near it
  • Walk round the building once a year and look at the joints
  • Clear growth from the base of walls and joints

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

An open movement joint lets rain into the wall every time it pours. Over time it can mean damp inside, stained render or frost-damaged brick, all bigger jobs than a reseal.

Landlords, agents and businesses in Bearton

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

How the visit works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The job generally takes a few hours to a few days, depending on the length of joint and the access from start to finish. Parking around Bearton is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Try not to wet indoor joints just before the visit
  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts

What affects the cost of external mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • The type of sealant required
  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • Any mould that needs treating

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

Asking for a quote

To make quoting easier, let us know:

  • How we’d reach the joints
  • A few photos by email, if you can
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To get started, call 0345 464 0079 or email us.

External mastic in Bearton: local notes

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Homes close to St Mark's include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move. If you let a flat or house near Hitchin station, split movement joints are easy to miss on a rental until damp shows inside. Managing a site like Oughton Primary and Nursery School? Then its movement joints, gutters and trims need looking after like any other building’s.

FAQs for Bearton

Do you cover Bearton for external mastic?

Yes. Our work covers London and the South East, and Bearton is part of that. You can phone 0345 464 0079 or send us an email and let us know what needs doing, and we’ll send you a clear quote.

Do you cover smaller places like Bearton?

Yes. Bearton is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How long will you be here?

Most jobs take a few hours for a handful of joints, longer for a whole elevation, including preparation and clearing up. We’ll confirm how long when we quote.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

How long does external mastic last?

That depends on the wall, the weather and the movement. Look for splits, hardening or edges coming away.

Can you seal joints between render and window frames?

Yes. Joints between dissimilar materials are a big part of external work. The sealant is chosen to bond to both sides with primer where required.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Leave it or put it right?

It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way and it means sorting access once. Homes in smaller places like Bearton can face more weather, and failed outside joints let damp into walls. Indoors, a failed seal lets water into floors and panels as it would anywhere.

What you pay reflects the work, not guesswork. That is why we ask about the job first and agree the price before starting.
