External mastic for Aston Rowant homes and businesses

External mastic in Aston Rowant, done properly

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. Common call-outs are for cracked joints where brick meets render or frames and weathered mastic that no longer stretches, across brickwork movement joints, joints between brick and frames and concrete & block.

Outside joints can only be sealed when they’re dry, so work in Aston Rowant is booked around the forecast. Let us know about access to every wall, plus any garages or outbuildings.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

Aftercare tips

After the cure time, these simple habits help:

  • Act on the first splits you see
  • Tell anyone working on the walls about the movement joints
  • Keep soil, plants and ivy away from the joints
  • Ask before painting over external sealant

Have a quick look at the joints each spring. Splits, gaps at the edges or plants in the joint are early warning signs.

Water getting behind cladding or render can go unnoticed for a long time. When it finally shows inside, the joint may have been open for years so early resealing is worth it.

Aston Rowant buildings and the weather

With historic houses such as Adwell House (about 2 miles west) nearby, there’s older building stock in the area around Aston Rowant as well as newer homes. Where a home is older, older brick and stone need a sealant that suits them, at the right joint depth. London and the South East are among the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For site and facilities teams at buildings such as Aston Rowant Church of England Primary School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For an older house near a landmark such as Church of St Peter and St Paul, an extension built onto an older house moves differently, and the joint between them takes the strain.

Why deal with it now?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. A stiffer product can damage the joint edge as it fails. Older cottages and farmhouses around Aston Rowant can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Why Aston Rowant clients choose us

  • Full insurance on every job
  • Anti-fungal silicone where joints get wet
  • Any old sealant cut out fully, not covered over
  • Sealant colour chosen to suit

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:

  • Movement that is more than a sealant joint can take
  • Adding movement joints to masonry that has none
  • Cracked brickwork or render that needs a builder or plasterer

If you’re not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames
  • Render & cladding joints
  • Copings & trims
  • Façade panels

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What happens on the day

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes a few hours for a handful of joints, longer for a whole elevation. In a small place like Aston Rowant, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Each joint is checked and the colour of the new sealant agreed.
  2. We take out the old sealant until the faces are sound.
  3. Backing rod goes in so the sealant can stretch between the two faces.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access

Advice

What affects the cost of external mastic

There’s no set price list. The quote depends on:

  • How many rooms, windows or areas are involved
  • How much old sealant there is and how hard it is to remove
  • Access and height
  • When we can work, for business premises

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • Whether it’s a home or a business
  • Photos by email, if that’s easy

There’s no standard price list, because every job is different. Instead, we send you a clear quote for your job. To get started, call 0345 464 0079 or drop us an email.

Questions from Aston Rowant

Is there a guarantee on external mastic in Aston Rowant?

All our work, in Aston Rowant and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Will you come out to Aston Rowant?

Yes, Aston Rowant is covered. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Do you work at height?

That depends on how high the joints are and the ground below. Low-level joints are straightforward; for higher ones, send details and we’ll confirm the access.

What does external mastic cost?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before work begins.

Do you remove the old sealant?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.
