External mastic for Ardheisker homes and businesses

About our external mastic in Ardheisker

Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, so it bonds to the two sides only and can stretch. If you’re dealing with movement joints with cracked, split or missing sealant and moss and dirt in joints with no sealant left, we can help, on façade panels, joints between brick and frames and concrete & block alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.

Each job carries a 12-month guarantee.

Your questions about external mastic in Ardheisker

Do you cover Ardheisker for external mastic?

Yes, Ardheisker is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Is Ardheisker within the area you cover?

Yes, we do. We work across all of Scotland, islands included, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will the old sealant be removed?

Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.

What’s an expansion joint in brickwork?

It’s a deliberate gap that lets the wall expand and contract without cracking. It should be filled with flexible sealant, never mortar.

Where do you work from?

We work from Crawley. Our applicators cover Ardheisker, along with the rest of our area.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What the job involves on each surface

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. That movement goes into the joint, so its sealant has to stay flexible.

Render joints

Render is weaker at the surface than brick, so a sealant that stretches easily protects the edges. We prime where the product needs it.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Rising or penetrating damp from elsewhere in the wall
  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

What we seal

  • Façade panels
  • Copings & trims
  • Render & cladding joints
  • Brickwork movement joints
  • Concrete & block
  • Joints between brick and frames

Why deal with it now?

Sealing over the top of old mastic doesn’t hold for long. New sealant doesn’t bond well to old, weathered sealant, so we always take the old sealant out. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Do you need external mastic in Ardheisker?

UV, rain and frost all age exterior sealant. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Look out for these signs:

  • Weeds or debris growing in open joints
  • Failed sealant between panels on a façade
  • Sealant pulling away from one side of the joint
  • Movement joints filled with mortar instead of sealant

Whether the job is in Ardheisker itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • Is the old sealant removed completely?
  • Whether VAT is included
  • What happens if they find a problem under the old sealant
  • Are they insured?

How to choose a mastic man

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Clear growth from the base of walls and joints
  • Look over the joints every year, ideally after winter
  • Have failed joints looked at early
  • Keep high-pressure jets off the joints

Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead over time.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.

How it works

There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for a handful of joints, longer for a whole elevation, including the tidy-up. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Before we arrive

  • Mention any tricky access
  • Let us know if you’ve seen damp or leaks
  • Mention any parking rules near the property

Advice

Walls and rooflines in Ardheisker

Ardheisker is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

In and around Ardheisker, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
