Need external mastic in Aberdour?

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Housing providers, facilities teams and property managers book us too in Aberdour and across Fife. We can quote a run of properties together, and we are fully insured.

Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. If you have joints pointed up with cement by mistake and failed sealant between panels on a façade, we can put it right, on façade panels, joints between brick and frames and copings & trims alike.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. Newer houses need their movement joints and roofline trims kept sound.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface

Joints between dissimilar materials

Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant so neither cracks the other.

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. Each joint gets a sealant that suits the panel and its movement.

How we quote for external mastic

Your quote is based on your job. We take into account:

  • Working hours on commercial sites
  • The old material and how stubborn it is
  • How much there is to do
  • The product the joint needs

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and give you a clear quote before work begins.

What we need to know

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • The address or postcode of the job
  • The type of property
  • Roughly how big the job is
  • Whether it has been sealed before

It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. For a place like Aberdour, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Getting ready for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Mention any tricky access
  • Mention if the joints have been sealed before

DIY sealant or a professional job?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When to call us in Aberdour

Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.

Signs it’s time to call us include:

  • Joints where the bead has come unstuck
  • Rain getting behind render or cladding at a joint
  • Panel joints letting water in
  • Joints with sealant missing in places

Letting a property close to Aberdour station? Then failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What to look for in a quote

  • The length of the guarantee
  • What product goes in the joint
  • What happens if they find a problem under the old sealant
  • How the surfaces are prepared before sealing

Honest limits

We won’t take on work that will not last, so these are the limits:

  • Adding movement joints to masonry that has none
  • Cracking across the wall rather than at a joint
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Brickwork movement joints
  • Façade panels
  • Copings & trims
  • Render & cladding joints

External mastic in Aberdour: local notes

Aberdour is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

In the older streets around St Fillan's Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

Aberdour is about 5 miles east of Dunfermline, in Fife. We carry out external mastic for homeowners, landlords and businesses in Aberdour. Aberdour is one of 133 towns and villages in Fife we cover. Edinburgh is on our list too, around 9 miles away.

Common questions in Aberdour

Is external mastic in a coastal place like Aberdour any different?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Can you help a landlord with a rental near Aberdour station?

Yes. We work for landlords and agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Can a movement joint be filled with mortar?

No. Rigid materials cannot move with the wall. Where a joint has been mortared, it can often be raked out and sealed properly.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you cover Aberdour?

We do. Our applicators work in Aberdour.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

What should I tell you?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we will ask.

Is it worth trying it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
