Common problems we fix in Weston

A rushed reseal between guests rarely lasts. New silicone over old, joints that weren’t dried, or an unsuitable product means the joint fails again soon.

The problems people generally mention when they call are:

  • Failed joints in office kitchens and tea points
  • Leaking joints in shower rooms and changing areas
  • Large numbers of bathrooms needing the same work
  • Joints that need doing before an inspection or audit

If you look after a church, hall or community building such as Church of the Holy Trinity, halls and community kitchens see heavy use, and their sealant shows it.

Mr Mastic brings more than 20 years’ experience to commercial sites, and we are fully insured and ARBOMaster approved. Somewhere as small as Weston, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

Each job carries a 12-month guarantee, whatever its size.

What we do, step by step

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes anything from a few hours to several days, depending on the number of rooms and we leave things clean and tidy. Somewhere like Weston needs a little journey planning: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. First we visit and agree the scope, the sequence and the working hours.
  2. Room by room, we protect the area and remove all the old sealant.
  3. The joints are degreased, treated and left to dry.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • On commercial sites, let us know about site rules
  • Keep pets and children clear of the area while we work

For landlords and businesses

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we’re fully insured.

What happens if it’s left?

Replacing a whole washroom takes time, money and several trades. When the fittings are sound, renewing the sealant brings it back with far less upheaval. We will tell you if we find anything that needs another trade. Older cottages and farmhouses around Weston can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Common questions in Weston

I let a flat near Baldock station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Weston?

Yes, Weston is covered. We work across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

What information do you need?

A short description and the location. If we need more, we’ll ask.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

How soon can a room be used after resealing?

Follow the cure time we give you, which is generally around 24 hours. Planning the order of rooms keeps that downtime manageable.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator, and we are fully insured.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in.

Do you offer different sealant colours?

We will suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.

Different surfaces, different methods

Office washrooms & kitchens

A row of basins on a vanity top has a long joint that collects water. It’s cut out, cleaned and resealed in one neat line.

Hotel bathrooms

Hotel showers and baths get used and cleaned every day, so we use anti-fungal sanitary silicone and finish joints smooth for easy cleaning.

Honest limits

In fairness, there are a few things sealant won’t fix:

  • Water damage behind the tiles that needs a tiler or builder
  • Extraction that isn’t working, which needs an electrician or ventilation contractor
  • A shower tray, bath or basin that is cracked or broken

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Surfaces we seal

  • Office washrooms & kitchens
  • Student & care accommodation
  • Retail & leisure sites
  • Rental portfolios
  • Hotel bathrooms
  • Welfare facilities

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
