Commercial sealant for Waterside homes and businesses

Commercial sealant for homes and businesses in Waterside

In a hotel, office or washroom, failed sealant is more than an eyesore. Cleaners struggle with it, water gets through it and people notice it. We reseal bathrooms, washrooms, welfare areas and kitchens so they look cared for again. Common call-outs are for silicone laid over old silicone by a previous contractor and too many rooms to reseal without closing the building, across welfare facilities, hotel bathrooms and office washrooms & kitchens.

For holiday lets, guest houses and community buildings in or near Waterside, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Our work is backed for twelve months.

What we’re called out for in Waterside

Internal washrooms and en suites without a window rely entirely on extraction, and where extraction is poor, damp hangs around. Mould then takes hold in the silicone.

The problems people usually mention when they call are:

  • Split sealant where wet room floors meet walls
  • Mouldy bathrooms flagged at a tenancy check
  • Leaks from showers into rooms or ceilings below
  • Repeated reseals that don’t last

In and around Waterside, as anywhere, good commercial sealant starts with a clean, dry, properly prepared joint.

FAQs for Waterside

Do you work for landlords with property near Stewarton station?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do you cover smaller places like Waterside?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Are you an approved applicator?

Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you reseal every bathroom in a hotel?

Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.

Do you provide RAMS?

Tell us what paperwork your site needs, for example RAMS or insurance details, and we will confirm what we can supply with the quote.

Can you work around guests in a hotel?

Yes, in most cases. We agree a batch of rooms for each visit.

Will you leave a mess?

No. The area is protected while we work and cleaned up afterwards.

Does someone need to be in?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Why deal with it now?

Sealant work is quick by the room: the job takes anything from a few hours to several days, depending on the number of rooms. After that, each area needs its cure time before use, so the programme is planned around cure times. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What you get with us

  • Any old sealant cut out fully, not covered over
  • Domestic, commercial and hotel work
  • Arbo and Everbuild products
  • 12-month guarantee on every job

The process

Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from a few hours to several days, depending on the number of rooms. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start with a site walk to agree the rooms and the timing.
  2. Each area is protected and the old sealant cut out completely.
  3. Joints are cleaned, treated for mould and dried.
  4. We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
  5. Rooms are checked and returned with a cure time so staff know when to use them.

Before we arrive

  • Keep children and pets away from the work area
  • Mention any leaks or damp you’ve noticed
  • Tell us about access, such as stairs, a lift or high-level joints

What we cannot put right

New sealant cannot fix everything, and we will tell you before we start. It will not solve:

  • Fire risk assessments or certification
  • Leaking pipework, valves or wastes (a plumber’s job)
  • Extraction that is not working, which needs an electrician or ventilation contractor

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Joints and surfaces we work on

  • Hotel bathrooms
  • Office washrooms & kitchens
  • Rental portfolios
  • Student & care accommodation
  • Welfare facilities
  • Retail & leisure sites

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Schedule work around occupancy
  • Ask cleaners to go gently on the silicone
  • Act on lifting sealant before it leaks
  • Keep extractor fans working and serviced

Squeegees in guest and staff showers help: less water sits on the joints between uses.

It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

Different surfaces, different methods

Rental portfolios

Between tenancies is a good time to reseal, so the next tenant moves in to clean, sound joints.

Welfare facilities

Busy staff showers wear sealant out quickly. Anti-fungal sanitary silicone is used throughout, accessible showers included.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
