The Frenches: your questions answered

Do you work for landlords with property near Mottisfont & Dunbridge station?

Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or send us an email with the address and what needs doing, and we’ll give you a clear price.

Is The Frenches within the area you cover?

Yes, smaller places are covered as well as towns. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Can you work outside opening hours?

In many cases. Let us know when the building is quietest, and we’ll see what can be arranged.

Do you offer different sealant colours?

In most cases you can choose. We will tell you which colours the right product comes in and agree one before any work starts.

Where are you based?

We’re based in Crawley, West Sussex, and we work across South East England, London and Scotland.

When can guests or staff use the shower again?

Most areas can be used after around 24 hours. We give a cure time for each area.

How we handle commercial sealant in The Frenches

Mr Mastic brings more than 20 years’ experience to commercial sites, and we are fully insured and ARBOMaster approved. If your site needs RAMS or insurance details, tell us, and we will confirm what we can provide. We work on office washrooms & kitchens, welfare facilities and rental portfolios, and common reasons people get in touch are mouldy bathrooms flagged at a tenancy check and tired sealant ahead of a health and safety audit.

In a village or hamlet like The Frenches, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

A 12-month guarantee comes as standard.

Aftercare tips

Good habits help new joints last longer. Our tips:

  • Ask cleaners to go gently on the silicone
  • Log resealing so you know what’s due
  • Check the joints during routine room inspections
  • Keep extractor fans working and serviced

Squeegees in guest and staff showers help: less water sits on the joints between uses.

Planned resealing is easier to manage than emergency repairs. Rooms can be scheduled around occupancy and staff, instead of rooms closing without warning.

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

Commercial sealant around The Frenches

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Community buildings like Church of All Saints are part of the picture too: halls and community kitchens see heavy use, and their sealant shows it. Letting a property close to Mottisfont & Dunbridge station? Then sealant work can be quoted for a single flat or a whole portfolio.

Quotes for commercial sealant in The Frenches

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • The product the joint needs
  • The number of rooms or windows
  • Access and height
  • Working hours on commercial sites

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Helping us quote

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Where the job is, and your postcode
  • Any access issues, like height or stairs

For commercial sealant in The Frenches, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and you’ll get a clear quote before we start.

How it works

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and clear up. It generally takes a few hours per room, so whole buildings are phased. Somewhere as small as The Frenches, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We walk the site with you and agree the rooms, the order and the hours.
  2. Each area is protected and the old sealant cut out completely.
  3. Joints are cleaned, treated for mould and dried.
  4. New sealant suited to each area is applied and tooled.
  5. We check every room and give its cure time for housekeeping.

Getting ready for the visit

  • Mention any parking rules near the property
  • Mention any tricky access
  • For indoor joints, keep the area dry beforehand if you can

Advice

Different surfaces, different methods

Rental portfolios

Landlords and agents can have several properties resealed in one programme and each property booked in when it’s empty or convenient.

Hotel bathrooms

In a hotel, every bathroom is used and cleaned daily, so joints are finished smooth and sealed with anti-fungal sanitary silicone.

Landlord and commercial work in The Frenches

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

We work for landlords and agents as well as householders. Resealing between tenancies keeps a property looking cared for before the next move-in.

Why act early in The Frenches

Replacing a whole washroom takes time, money and several trades. When the fittings are sound, renewing the sealant brings it back with far less upheaval. We will tell you if we find anything that needs another trade. Where a wall is exposed, as many are in small places like The Frenches, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please phone 0345 464 0079 or email us.
