Aftercare tips

A little care helps the new joints last. Our advice:

  • Plan resealing around quiet periods
  • Report broken fans quickly
  • Log resealing so you know what’s due
  • Act on lifting sealant before it leaks

Each room is handed back with its cure time, normally around 24 hours. Make sure housekeeping or cleaning staff know it so the new sealant isn’t wetted or scrubbed too soon.

Watch for the warning signs: mould, splits, peeling corners or water marks downstairs. Any of these means the joints need attention.

Student halls, care homes and supported housing have many similar bathrooms. A room-by-room programme keeps the job organised, working around residents and staff routines. We work on retail & leisure sites, office washrooms & kitchens and student & care accommodation, and people most often call us about leaking joints in shower rooms and changing areas and rental bathrooms that need resealing between tenants.

Somewhere as small as Sundridge, commercial jobs tend to be pubs, holiday lets, farm buildings or halls rather than offices. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.

Your job is guaranteed for a year, as with all our work.

How it works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself normally takes a few hours for a single washroom, longer for a whole building, depending on the amount of work. Somewhere as small as Sundridge, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. Tell us the rooms, hours and site rules, and we’ll plan the programme.
  2. Tell us what paperwork your site needs, and we confirm what we can supply before we start.
  3. In each room, the old bead comes out and the joint is cleaned and treated.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
  5. Rooms are handed back in order, each with its cure time.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we are working on

When something else is needed

Before you book, it’s worth knowing the limits too:

  • A shower tray, bath or basin that is cracked or broken

  • Failed tanking or loose tiles behind the sealant

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before booking.

Workplaces and buildings in Sundridge

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as Combe Bank School are buildings too, and sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours. Rented homes near Dunton Green station change hands often, and we can quote for one property or a whole portfolio of rentals. Community buildings like Church of St Mary are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else.

FAQs for Sundridge

Do you cover smaller places like Sundridge?

Yes. Sundridge is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Sundridge in your area for commercial sealant?

Yes. We work across London and the South East, and Sundridge is part of that. You can ring 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear quote.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Can you work outside opening hours?

In many cases. Let us know when the building is quietest, and we will plan the work around them.

Is it messy?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Do you provide RAMS?

Let us know which documents your site needs, such as method statements, risk assessments or insurance details, and we will confirm what we can provide when we quote.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Surface by surface

Welfare facilities

Busy staff showers wear sealant out quickly. We reseal with anti-fungal sanitary silicone, including accessible wet rooms.

Office washrooms & kitchens

In staff kitchens, we degrease joints before resealing, with a food-safe product beside sinks where needed.

What affects the cost of commercial sealant

We quote each job individually. These are the things that affect it:

  • Working hours on commercial sites
  • Whether the work is at height
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, phone 0345 464 0079 or drop us an email for an honest opinion and a quote.

What we need to know

To make quoting easier, please include:

  • What’s wrong with the joints now
  • Whether it has been sealed before
  • Photos by email, if that’s easy
  • Where the property is

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
