What sealant work cannot fix
We will always be straight with you, so here’s what sealant cannot fix:
- A shower tray, bath or basin that’s cracked or broken
- Assessing what fire stopping a building needs
- Extraction that is not working, which needs an electrician or ventilation contractor

How the visit works
Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a few hours for a single washroom, longer for a whole building. Somewhere like Scrabster may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- The first visit is a look round the site to agree the scope.
- Working hours are agreed, including early starts or out-of-hours work where it can be arranged.
- Each area is protected and stripped of old sealant.
- Once dry, every joint is resealed and tooled.
- Housekeeping or site staff are told when each area can be used.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
- For business premises, tell us about site rules or sign-in
How to get a quote

Advice
Commercial sealant in Scrabster: local notes
If you run a hotel, guest house or holiday let in a coastal place like Scrabster, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, and keeping sealant sound across a portfolio is part of that.
Rented homes near Thurso station change hands often, and we can quote for one property or a whole portfolio of rentals.
Scrabster is about 2 miles north-west of Thurso, in Highland. We carry out commercial sealant for homeowners, landlords and businesses in Scrabster and the surrounding area, as part of our work across Highland. We cover 253 towns and villages across Highland, large and small.
Work in KW14 is quoted and booked the same way as anywhere else. Streets in the area include Clett Terrace, St Clair Avenue and Holborn Place. If you’re just outside Scrabster, we cover Thurso (2 miles south-east), Glengolly (3 miles south), Janetstown (3 miles south), Forss (3 miles west) and Murkle (4 miles east). If you are somewhere remote, a little more planning is needed.

Student & care accommodation
Halls and care homes often have many near-identical bathrooms. We agree a programme and work through them steadily.
Do you need commercial sealant in Scrabster?
A rushed reseal between guests rarely lasts. New silicone over old, joints that weren’t dried, or an unsuitable product means the joint fails again soon.
Most people get in touch after spotting one of these:
- Tired sealant in let properties
- Too many rooms to reseal without closing the building
- Sealant failing again soon after quick repairs
- Tired sealant ahead of a health and safety audit
Managing a site like Thurso High School? Then sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.
What your quote should include
- Whether they seal over old material or remove it
- When the joint can take water or movement
- Who does the work, and how experienced they are
- Whether they’re fully insured
How we quote for commercial sealant
We don’t publish a price list, because jobs vary so much. The quote depends on:
- The old material and how stubborn it is
- Working hours on commercial sites
- How many areas need sealing
- Access and height
The cost reflects the work involved, not guesswork. That is why we ask about the job first and agree the price before starting.
What we need to know
You don’t need to know the technical terms. Just tell us:
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- Where the property is
- How many joints, rooms or windows are involved
The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
Your questions about commercial sealant in Scrabster
Is Scrabster within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Thurso station?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we will quote it together.
Is out-of-hours working possible?
Early starts and out-of-hours work can be arranged. Tell us what you need when you ask for a quote.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Do you hold any approvals?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Will it make a mess?
Not at all. The area is protected while we work and cleaned up afterwards.
Can you seal over the old sealant?
No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.
Aftercare tips
Looking after new joints is easy:
- Leave squeegees in busy showers
- Check the joints during routine room inspections
- Tell cleaning staff when each room can be used
- Report broken fans quickly
Keep the extraction running and maintained. In internal bathrooms, a weak or broken fan lets moisture linger, and that’s what keeps mould away.
Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.
DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
