Leave it or put it right?
Room by room, the work is quick: the job takes anything from a few hours to several days, depending on the number of rooms. Each area is then left to cure for the time we give you, so planning the order matters more than the hours on site. Older cottages and farmhouses around Murcott can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

Murcott questions
Is Murcott in your area for commercial sealant?
Yes. We work across London and the South East, and Murcott is part of that. You can call 0345 464 0079 or email us and tell us what needs doing, and we’ll send you a clear quote.
Do you cover smaller places like Murcott?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Can you reseal bathrooms across several rental properties?
Yes. Between tenancies is a good time to reseal bathrooms and kitchens.
Are you ARBOMaster approved?
Yes. Mr Mastic is an ARBOMaster approved applicator.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before resealing.
What information do you need?
Let us know what needs doing and where. If we need more, we’ll ask.
Can you reseal hotel rooms while we stay open?
Yes. We work through rooms in batches, keeping most rooms available. Each room comes back with its cure time for housekeeping.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours per area, with larger sites planned over several visits. Somewhere like Murcott needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We agree a programme with you: which rooms, in what order, at what times.
- Tell us what paperwork your site needs, and we confirm what we can supply before work begins.
- Old sealant is cut out room by room and joints cleaned and treated.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealant elsewhere.
- Each finished area is checked with you and given a cure time.
How to prepare
- Mention any sign-in or site rules at work premises
- Move anything stored near the joints
- Mention any parking rules near the property

Advice
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
What affects the cost of commercial sealant
We don’t publish a price list, because no two jobs are the same. What we look at:
- Mould in or behind the old joints
- How many rooms, windows or areas are involved
- When we can work, for business premises
- The old material and how stubborn it is
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote.
What we need to know
Before you ask for a quote, have a think about:
- Where the property is
- Whether it’s a home or a business
- Access, such as stairs, a lift or height
- Pictures of the joints, sent by email
Need a quote? Please phone 0345 464 0079 or drop us an email and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.
What we cannot put right
Before you book, it’s worth knowing the limits:
- Water damage behind the tiles that needs a tiler or builder
- Faulty shower valves and leaking traps
- Assessing what fire stopping a building needs
Not sure which it is? You can call 0345 464 0079 or drop us an email and we’ll tell you honestly.

What commercial sealant looks like in Murcott
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
Around Murcott, as everywhere, commercial sealant is only as good as the preparation behind it. If you let a flat or house near Islip station, several rental properties can be resealed on one programme.

How to look after the new joints
Looking after new joints is easy:
- Include the silicone on your room checklists
- Don’t leave a failed joint until the next refurbishment
- Give housekeeping the cure time for every room
- Put a squeegee in each shower
Add sealant checks to your planned maintenance. A quick look at each bathroom when rooms are checked spots problems early.
Rooms out of use cost a hotel or landlord money. Catching faults early means they can be put right in a short window, instead of turning into a leak that closes the room.
