About our commercial sealant in Lovedean
Mr Mastic brings more than 20 years’ experience to commercial sites, and we are fully insured and ARBOMaster approved. If your site needs RAMS or insurance details, tell us, and we’ll confirm what we can provide. If you are dealing with failed joints in office kitchens and tea points and washrooms that need sorting before an inspection, we can put it right, on office washrooms & kitchens, hotel bathrooms and welfare facilities alike.
In a village or hamlet like Lovedean, commercial work is more likely to be a pub, a farm shop, holiday lets or a village hall than an office block. Each still needs sound sealant in its washrooms and kitchens, and fire-rated joints where services pass through walls.
All of our work is guaranteed for twelve months.

How the visit works
Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a single washroom, longer for a whole building. For a village or hamlet like Lovedean, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.
- We walk the site with you and agree the rooms, the order and the hours.
- Every area is sheeted and the old silicone stripped out.
- Joints are cleaned, treated for mould and dried.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Each room is checked and handed back with its cure time.

- Let us know about parking restrictions
- Let us know about stairs, lifts or work at height
- Clear the area around the work

Why it’s worth doing now in Lovedean
In a building with rooms above rooms, a failed shower seal can soon show on a ceiling below. That means a second room out of use and a repair to pay for. A reseal now avoids that. In a small place like Lovedean, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

DIY versus a professional finish
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
What we are called out for in Lovedean
Internal washrooms and en suites without a window rely entirely on extraction, and where extraction is poor, damp hangs around. That’s when black mould sets into the bead.
People generally contact us when they notice something like this:
- Tired sealant in let properties
- Too many rooms to reseal without closing the building
- Failed joints in office kitchens and tea points
- Split sealant where wet room floors meet walls
Schools such as Woodcroft Primary are buildings too, and busy washrooms and kitchens can be resealed in phases so they stay open.

Lovedean: your questions answered
Can you do commercial sealant in Lovedean?
Yes, Lovedean is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or send us an email and tell us what needs doing, and we’ll give you a clear price.
I let a flat near Rowlands Castle station. Can you help?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.
Is it OK to seal over old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
How do I get a quote for commercial sealant in Lovedean?
It depends on the job, so we quote each one individually. For a quick quote, call 0345 464 0079 or drop us an email with a short description of the job.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
Do you guarantee commercial jobs?
Yes, for 12 months. Regular gentle cleaning and working extraction help the sealant last.
Is it worth trying it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
What sealant work can’t fix
To be straight with you, there are a few things sealant won’t fix:
- Fire risk assessments or certification
- Water coming from plumbing rather than sealant
- Tiles coming off the wall
Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before booking.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Use mild cleaners on sealant, not bleach or abrasives
- Add sealant to your planned maintenance checks
- Pass on the cure time to whoever cleans the rooms
- Keep a record of which rooms were resealed and when
We give a cure time for every area we finish, usually around 24 hours. Make sure housekeeping or cleaning staff know it so the new sealant is not wetted or scrubbed too soon.
Planned resealing is easier to manage than emergency repairs. Rooms can be scheduled around occupancy and staff, instead of rooms closing without warning.
