Commercial & hotel sealant in Houghton, Hampshire
Professional commercial sealant in and around Houghton, with every bit of old sealant taken out first.
- Large numbers of bathrooms needing the same work
- Washroom sealant that looks dirty however often it’s cleaned
- Sealant failing again soon after quick repairs
What happens if it’s left?
Patching the worst rooms as complaints come in is hard to manage. A planned programme deals with every room in order, keeping disruption down and costs clear. Where a wall is exposed, as many are in small places like Houghton, wind-driven rain gets into any failed joint, and damp in older walls is slow to dry out.
What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before work begins.

Do you need commercial sealant in Houghton?
Quick fixes come back quickly. New silicone over old, joints that weren’t dried, or an unsuitable product all lead to the same thing: another reseal before long.
Most people get in touch when they notice something like this:
- Black, stained silicone in guest bathrooms
- Shower leaks reaching the floor below
- Failed joints in office kitchens and tea points
- Too many rooms to reseal without closing the building
Schools such as Test Valley School are buildings too, and washroom and kitchen sealant can be programmed around term times or opening hours.
What to look for in a quote
- How the colour is chosen
- The length of the guarantee
- What product goes in the joint
- Who turns up on the day
How the job changes by surface
Retail & leisure sites
Shops, gyms, leisure centres and restaurants all have joints that need sealing. We can plan around opening hours.
Hotel bathrooms
We work through hotel rooms in agreed batches, so most rooms stay available. Each room is handed back with its cure time for housekeeping.
How it works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the number of rooms, and the area is left clean. In a small place like Houghton, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First we visit and agree the scope, the sequence and the working hours.
- Every area is sheeted and the old silicone stripped out.
- We clean the joints, treat any mould and let them dry.
- New sealant suited to each area is applied and tooled.
- Rooms are checked and returned with a cure time so staff know when to use them.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- For business premises, tell us about site rules or sign-in
- Mention if the joints have been sealed before

Common questions in Houghton
Can you do commercial sealant in Houghton?
Yes, Houghton is within the area we cover. We work across London and the South East. Just phone 0345 464 0079 or drop us an email with a few details of the job, and we’ll give you a clear price.
Is Houghton within the area you cover?
Yes, Houghton is covered. We work across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Where is Mr Mastic based?
Our base is in Crawley, and we work across South East England, London and Scotland.
How long does the job take?
Typically it takes a few hours per area, with larger sites planned over several visits. Larger jobs naturally take longer, and we will tell you how long to expect.
What information do you need?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Does commercial work come with a guarantee?
Yes. Our one-year guarantee covers commercial work too.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
