Commercial sealant near Glespin

How we handle commercial sealant in Glespin

Mouldy or split sealant in a commercial building causes more than a bad impression. Cleaners struggle with it, water gets through it and people notice it. We reseal bathrooms, washrooms, welfare areas and kitchens so they look cared for again. We work on office washrooms & kitchens, retail & leisure sites and hotel bathrooms, and the jobs we see most are worktop sealant that has shrunk and stained and black, stained silicone in guest bathrooms.

For holiday lets, guest houses and community buildings in or near Glespin, the washrooms and kitchens need the same care as any city building, and fire-rated joints should be kept in good order.

All our work is covered by our 12-month guarantee, wherever you are in South Lanarkshire.

Common questions in Glespin

What guarantee comes with commercial sealant in Glespin?

All our work, in Glespin and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.

Will you come out to Glespin?

Yes, Glespin is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Where are you based?

We’re based in Crawley, and we cover South East England, London and all of Scotland.

Do you provide RAMS?

Tell us what your site asks contractors for. We will confirm what we can supply before work is booked.

What do you put in the joint?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

How soon can a room be used after resealing?

Generally after around 24 hours. Each room is handed back with the cure time for the product used.

What does commercial sealant cost?

Size, access and the old material all affect the cost. Call for a quick quote.

What affects the cost of commercial sealant

The quote reflects the job in front of us. We look at:

  • The number of rooms or windows
  • The product the joint needs
  • Access and height
  • The amount of work

Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.

Asking for a quote

Photos by email are helpful but not essential. Please mention:

  • Where the property is
  • If someone has resealed it before
  • Pictures of the joints, sent by email
  • Access, such as stairs, a lift or height

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, send an email to info@mrmastic.co.uk.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Tell cleaning staff when each room can be used
  • Encourage users to squeegee shower walls
  • Ask cleaners to go gently on the silicone
  • Schedule work around occupancy

We give a cure time for every area we finish, usually around 24 hours. Pass it on to housekeeping or cleaners so the new sealant isn’t wetted or scrubbed too soon.

It’s easier to plan a programme than to react to failures. We can fit the work around bookings, shifts and opening hours, rather than closed at short notice.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

If you manage several properties in or around Glespin, jobs at different addresses can go on one quote. Send us the addresses and the work at each.

When to call us in Glespin

Heavy use means more movement: different weights, constant use and daily cleaning. A tray that is not fully supported soon tears its seal.

Look out for any of the following:

  • Worktop sealant that has shrunk and stained
  • Black, stained silicone in guest bathrooms
  • Shower leaks reaching the floor below
  • Sealant failing again soon after quick repairs

Whether the job is in Glespin itself or nearby, the right material for each joint matters as much as a neat finish.

What your quote should include

  • What the quote includes, VAT included or not
  • How long to leave it before use
  • Is the old sealant removed completely?
  • How hidden problems are handled

What sealant work cannot fix

To be straight with you, there are a few things sealant won’t fix:

  • Cracked trays or baths rather than failed joints
  • Assessing what fire stopping a building needs
  • Water damage behind the tiles that needs a tiler or builder

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.

  • Rental portfolios
  • Welfare facilities
  • Office washrooms & kitchens
  • Hotel bathrooms
  • Student & care accommodation

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a single washroom, longer for a whole building, and the area is left clean. Somewhere like Glespin may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start with a site walk to agree the rooms and the timing.
  2. Each area is protected and the old sealant cut out completely.
  3. Joints are cleaned, treated for mould and dried.
  4. Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
  5. We check every room and give its cure time for housekeeping.

Before we arrive

  • Tell us about any water getting in
  • Keep pets and children clear of the area while we work
  • Try not to wet indoor joints just before the visit
