Questions from Frogham
Will you come out to Frogham?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
What guarantee comes with commercial sealant in Frogham?
Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Can new sealant go over the old?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
How long does commercial sealant take?
That depends on how much there is to do, but most jobs take a few hours for a single washroom, longer for a whole building. We’ll give you a better idea when we quote.
Are you an approved applicator?
Yes. We’re approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Is out-of-hours working possible?
Often, yes. Let us know when the building is quietest, and we’ll see what can be arranged.
Do you take on large, multi-room jobs?
Yes. Our team has more than 20 years’ experience, and large programmes are planned around how the building is used.
What we do, step by step
We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take anything from a few hours to several days, depending on the number of rooms. Somewhere as small as Frogham, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- We start with a site walk to agree the rooms and the timing.
- Each area is protected and the old sealant cut out completely.
- Joints are cleaned, treated for mould and dried.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- We check every room and give its cure time for housekeeping.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
- Try not to wet indoor joints just before the visit

Advice
Commercial sealant around Frogham
Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings.
If you look after a church, hall or community building such as Church of the Holy Ascension, any kitchen and washrooms need the same sealant care as any other building.

When to call us in Frogham
Commercial bathrooms get far more use than domestic ones, and they’re cleaned with strong products every day. So the silicone ages faster than it would at home.
Most people get in touch when they notice one of these:
- Rental bathrooms that need resealing between tenants
- Washrooms that need sorting before an inspection
- Failed floor-level joints in accessible wet rooms
- Too many rooms to reseal without closing the building
For site and facilities teams at buildings such as Hyde Church of England Primary School, sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.
Before you book anyone
- The length of the guarantee
- Is VAT in the price?
- Whether the sealant suits the joint
- Who does the work, and how experienced they are
When it isn’t the sealant
A few problems are outside what sealant work can do:
- A broken extractor fan behind the mould problem
- Assessing what fire stopping a building needs
- Water damage behind the tiles that needs a tiler or builder
Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before booking.

DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
Why deal with it now?
First impressions are often made in the washroom. Black sealant makes a clean room look dirty, and cleaning rarely puts it right. Replacing it does. Older cottages and farmhouses around Frogham can have timber floors and frames, where water from a failed joint can cause rot if it’s left.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

What the job involves on each surface
Welfare facilities
Failed sealant in welfare areas is a simple fix before an audit. Tell us your deadline and we will plan the work and cure time around it.
Retail & leisure sites
Customer toilets reflect on the business, and clean, neat sealant makes them look cared for.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Keep a record of which rooms were resealed and when
- Encourage users to squeegee shower walls
- Check extract fans are actually running
- Keep strong chemicals and scourers off the joints
Daily cleaning with harsh chemicals shortens the life of any sealant. A mild cleaner and a soft cloth is enough for the joints, with stronger products kept off the bead.
Rooms out of use cost a hotel or landlord money. Small sealant faults caught early can be fixed between bookings or tenancies, before they become leaks that take the room out of use.
