Commercial sealant in Burnfoot
Office kitchens, staff washrooms and welfare facilities need to be usable every working day. Early starts and out-of-hours work can be arranged to keep disruption down. You’re told when each area can be used again. If you are dealing with leaks from showers into rooms or ceilings below and washrooms that need sorting before an inspection, we can put it right, whatever the surface.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.
Big or small, you get the same 12-month guarantee.

What we cannot put right
We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:
- Cracked trays or baths rather than failed joints
- Tiles coming off the wall
- Extraction that isn’t working, which needs an electrician or ventilation contractor
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Leave squeegees in busy showers
- Plan resealing around quiet periods
- Check extract fans are actually running
- Pass on the cure time to whoever cleans the rooms
Extract fans need to work. Where a room has no window, the fan is what dries it out, and mould comes back faster without it.
Planned resealing is easier to manage than emergency repairs. We can fit the work around bookings, shifts and opening hours, instead of rooms closing without warning.

The process
Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the number of rooms. For a place like Burnfoot, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start with a site walk to agree the rooms and the timing.
- Each area is protected and the old sealant cut out completely.
- We clean the joints, treat any mould and let them dry.
- Anti-fungal sanitary silicone goes into wet areas, with suitable sealants elsewhere.
- Each room is checked and handed back with its cure time.

Common problems we fix in Burnfoot
Wet rooms and accessible showers are designed for the whole floor to get wet, so the joints at floor level are under water often. Any split there can let water through quickly.
Signs it’s time to call us include:
- Failed floor-level joints in accessible wet rooms
- Shower leaks reaching the floor below
- Repeated reseals that do not last
- Black, stained silicone in guest bathrooms
If you look after a building such as Hawick High School, busy washrooms and kitchens can be resealed in phases so they stay open.
Questions to ask before booking
- How much experience the applicator has
- When the joint can take water or movement
- The length of the guarantee
- Whether the sealant suits the joint
How the job changes by surface
Office washrooms & kitchens
Long vanity tops have joints that hold water and grime. We renew it in one tidy, continuous bead.
Retail & leisure sites
Retail and leisure sites have washrooms, kitchens and changing areas with sealant to maintain. We can plan around opening hours.
Should I try it myself first?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
