When to call us in Ashmore Green

Heavy use means more movement: people of all sizes, daily cleaning and constant loading all work at the joint. If a tray flexes, the sealant around it splits.

Most people get in touch after spotting one of these:

  • Leaking joints in shower rooms and changing areas
  • Shower leaks reaching the floor below
  • Large numbers of bathrooms needing the same work
  • Sealant failing again soon after quick repairs

Rented homes near Newbury Racecourse station change hands often, and sealant work can be quoted for a single flat or a whole portfolio.

What affects the cost of commercial sealant

You’ll get a clear quote before work begins. It’s based on:

  • How easy the joints are to reach
  • The product the joint needs
  • How much there is to do
  • When we can work, for business premises

Combining jobs into one visit is generally more efficient than separate visits, so it’s worth mentioning everything you’d like done. You will get one clear quote for the whole job.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Photos by email, if that’s easy
  • Where the job is, and your postcode

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, ring 0345 464 0079 or drop us an email.

What happens if it’s left?

Room by room, the work is quick: it takes a few hours per room, so whole buildings are phased. Each area is then left to cure for the time we give you, so the programme is planned around cure times. Older cottages and farmhouses around Ashmore Green can have timber floors and frames, where water from a failed joint can cause rot if it’s left.

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What you get with us

  • We leave the area clean and tidy
  • A 12-month guarantee on all work
  • Full insurance on every job
  • Sealant colour chosen to suit

Commercial buildings in Ashmore Green

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings.

For buildings such as St. Mark's Church, halls and community kitchens see heavy use, and their sealant shows it. If you look after a building such as Cold Ash St Mark's C.E. School, washroom and kitchen sealant can be programmed around term times or opening hours.

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Ashmore Green: your questions answered

I let a flat near Newbury Racecourse station. Can you help?

Yes, landlords and agents are among the people we work for. Just call 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll give you a clear price.

Is Ashmore Green within the area you cover?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you supply method statements and risk assessments?

Let us know which documents your site needs, such as method statements, risk assessments or insurance details, and we will confirm what we can provide when we quote.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few pictures.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

How long will you be here?

That depends on the amount of work, but most jobs take a few hours per area, with larger sites planned over several visits. We will tell you when we quote.

When can guests or staff use the shower again?

Usually after around 24 hours. Each room is handed back with the cure time for the product used.

What does commercial sealant cost?

Every job is different, so each one gets its own quote. To get one, phone 0345 464 0079 or drop us an email and let us know what needs doing and where.

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours per area, with larger sites planned over several visits, depending on the size of the job. For a village or hamlet like Ashmore Green, the journey is planned in advance: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We start by looking at the rooms and agreeing what’s needed.
  2. We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
  3. Areas are protected and the failed sealant removed.
  4. Once dry, every joint is resealed and tooled.
  5. Housekeeping or site staff are told when each area can be used.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention any parking rules near the property

Looking after it afterwards

Aftercare is simple:

  • Include the silicone on your room checklists
  • Note the date each area was done
  • Use mild cleaners on sealant, not bleach or abrasives
  • Get split or lifting joints looked at early

Squeegees in guest and staff showers help: less water sits on the joints between uses.

Signs to look for: mould, splits, peeling corners or water marks downstairs. Any of these means the joints need attention.

When it isn’t the sealant

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Fire risk assessments or certification
  • Extraction that isn’t working, which needs an electrician or ventilation contractor
  • Cracked trays or baths rather than failed joints

If you’re not sure, just ring 0345 464 0079 or send us an email and we will give you a straight answer.
