- Water getting behind the bath panel
About our bathroom resealing in Stanford in the Vale
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. We work on sinks & splashbacks, shower trays & enclosures and wet rooms, and common reasons people get in touch are a bead that has pulled away from the tiles and failed sealant on the screen profile.
In a smaller place like Stanford in the Vale, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.
A one-year guarantee comes with the work, just as it does everywhere we cover.

DIY versus a professional finish
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What we can’t put right
We will always be straight with you, so here’s what new sealant won’t do:
- A bath or tray that moves because it isn’t properly supported
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before you book.

FAQs for Stanford in the Vale
What guarantee comes with bathroom resealing in Stanford in the Vale?
All our work, in Stanford in the Vale and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Is Stanford in the Vale in your area for bathroom resealing?
Yes, Stanford in the Vale is within the area we cover. We work across London and the South East. Just ring 0345 464 0079 or send us an email with a few details of the job.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
When can I use the bath or shower again?
Generally after around 24 hours. You will get the exact cure time before we leave.
Is white the only colour available?
You are not limited to white: clear, white and colours chosen to suit the room. We can help you pick when we quote.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
Which products do you use?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
The process
There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is in most cases. In a smaller place like Stanford in the Vale, parking is seldom the issue; lanes, gates and long drives are worth mentioning. If the job is outside, tell us about side access and how high the joints are.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
Getting ready for the visit
- Mention if the joints have been sealed before
- Clear items away from the joints we’re working on
- Mention any tricky access

Advice
What the job involves on each surface
Shower trays & enclosures
The vertical joint where a screen profile meets the wall is a common leak point. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Do you need bathroom resealing in Stanford in the Vale?
Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it peels, leaks and hides mould behind it.
Look out for any of the following:
- Sealant that has split, shrunk or peeled away
- Splits where the tray meets the wall
- Smears of silicone across the tiles
- New sealant laid over old sealant that is now lifting
If you look after a building such as Stanford in the Vale Church of England Primary School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What bathroom resealing looks like in Stanford in the Vale
Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
In the older streets around Church of St Denys, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens if it’s left?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Around Stanford in the Vale, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
