What affects the cost of bathroom resealing
Your quote is based on your job. We take into account:
- Whether old sealant or filler has to be cut out
- Access and height
- Mould in or behind the old joints
- The product the joint needs
A failed joint rarely gets cheaper to fix by waiting. If you are unsure, phone 0345 464 0079 or email us for an honest opinion and a quote.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- If someone has resealed it before
- How many joints, rooms or windows are involved
- A few pictures by email, if you can
- How we’d reach the joints
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.
Looking after it afterwards
After the cure time, these simple habits help:
- Squeegee the walls and tray after use
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
- Keep bottles off the sealant line
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Resealing early stops it.
When something else is needed
A few problems are outside what sealant work can do:
- Water getting in through the grout rather than the sealant
- Cracks in the tray itself rather than the joint
- Water coming from the plumbing rather than the joint
If you are not sure, just call 0345 464 0079 or send us an email and we will give you a straight answer before booking.

How the job changes by surface
Shower trays & enclosures
A tray that rocks will split any sealant. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
What happens on the day
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen, and we tell you how long to leave it before we go. Somewhere like Snagshall needs a little journey planning: let us know about lanes, gates and parking. Everything for the job comes with us, so a second trip is avoided where possible.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Tell us if parking is tricky
- Try not to wet indoor joints just before the visit

Related advice
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Snagshall homes and their sealant
Most of the South East has hard water, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.
For an older house near a landmark such as The Parish Church of St James, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Bodiam Church of England Primary School, we reseal washrooms and kitchens in schools and businesses as well as homes.

Common problems we fix in Snagshall
A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. That movement works at the bead until it splits or peels away.
The problems people usually mention when they call are:
- Black mould in the silicone that will not clean off
- Water getting behind the bath panel
- Two layers of silicone, both failing
- Smears of silicone across the tiles

Questions to ask before booking
- What insurance they hold
- How much experience the applicator has
- Is VAT in the price?
- Whether all the old sealant comes out first
FAQs for Snagshall
Will you come out to Snagshall?
Yes. Snagshall is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Can you help a landlord with a rental near Robertsbridge station?
Yes, rental work is part of what we do. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before work begins.
Are you ARBOMaster approved?
Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.
Can new silicone go straight over the old?
No. New silicone won’t bond to old silicone, so it lifts and traps water and mould underneath. All the old sealant comes out first.
Can you work on commercial sites?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
Can you quote for more than one area?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
Can you get rid of the black mould in my sealant?
Yes. Once mould has grown into the silicone, it usually can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
