Bathroom resealing in Ratley

Bathroom resealing in Ratley, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. Typical jobs include a reseal done over the top of the old bead and sealant that has split, shrunk or peeled away, on wet rooms, kitchen worktops & upstands and sinks & splashbacks.

Homes around Ratley are mostly houses and cottages rather than flats. Sealant and grout wear out here just as they do anywhere: old material cut out, joints cleaned and a fresh finish laid.

Each job carries a 12-month guarantee, large or small.

FAQs for Ratley

Do you cover Ratley for bathroom resealing?

Yes. Our work covers London and the South East, and Ratley is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

Do you cover smaller places like Ratley?

Yes, we do. Our work covers London and the South East, from towns to the smallest places. Longer journeys are simply planned in advance.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Let us know your preference when you ask for a quote.

Will you leave a mess?

No. We work neatly, protect the area around the joints and tidy up afterwards.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Do you remove the old sealant?

Yes. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Are you fully insured?

Yes. Mr Mastic is fully insured, and we have been doing sealant work for more than 20 years.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Should I try it myself first?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Do not leave water standing on kitchen joints
  • Look for lifting corners and small gaps now and then
  • Wipe the sealant dry after showering
  • Don’t let bottles sit on the bead

Mould needs damp, so keep the room aired. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and replacing it when it fails protects the rest of the room.

What we do, step by step

The work is kept neat and contained to the area we are working on, so you can carry on as normal. Expect the work to take a couple of hours for a single bath or shower, and we tell you how long to leave it before we go. Somewhere as small as Ratley, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Let us know about earlier repairs to the joints
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any tricky access

What affects the quote in Ratley

Every job gets its own quote. These are the things that affect it:

  • The product the joint needs
  • How many rooms, windows or areas are involved
  • How easy the joints are to reach
  • Any working-time requirements on site

Combining jobs into one visit is usually more efficient than separate visits. We’ll give you a clear quote for the lot.

Asking for a quote

Photos help, but a description is a good start. Please mention:

  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • Pictures of the joints, sent by email

It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, call 0345 464 0079 or send us an email.

Landlord and commercial work in Ratley

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Different surfaces, different methods

Kitchen worktops & upstands

Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.

Baths

Acrylic baths give a little under load, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.

When to call us in Ratley

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

These are the problems we’re asked about most:

  • Cracked, shrunken or lifting silicone
  • A joint torn by a bath that flexes
  • Black spots spreading through the bead
  • A reseal done over the top of the old bead

For an older house near a landmark such as Church of St Peter Ad Vincula, walls and floors in older homes can move, and sealant and grout show it first.

Comparing quotes

  • Which sealant they’ll use, and why
  • Whether all the old sealant comes out first
  • Whether they’re fully insured
  • The length of the guarantee
