Landlord and commercial work in Maresfield

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

We also work for property managers and facilities teams in Maresfield and across East Sussex. We can quote a run of properties together, and we’re fully insured for the work.

Bathroom resealing in Maresfield, done properly

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We are often asked to deal with a bead that has pulled away from the tiles and a reseal done over the top of the old bead, on basins & vanity units, wet rooms and shower trays & enclosures.

Somewhere as small as Maresfield, homes tend to be cottages, farmhouses or converted buildings, with some newer houses too. Movement in older walls and floors tends to show first as cracked grout or split sealant.

Whatever the size of the job, you get the same 12-month guarantee.

FAQs for Maresfield

Do you cover smaller places like Maresfield?

Yes, we do. We work across London and the South East, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Uckfield station?

Yes. We work for letting agents and landlords as well as householders, and several properties can go on one quote. You can call 0345 464 0079 or drop us an email with the details for a clear quote.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Is it messy?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is generally more efficient.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We take into account:

  • Working hours on commercial sites
  • The number of rooms or windows
  • The type of sealant required
  • Whether the work is at height

What it costs depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Roughly how big the job is
  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • Whether it’s a home or a business

What the job involves on each surface

Wet rooms

If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We check the joints and say so if the fault looks to be elsewhere.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

What bathroom resealing looks like in Maresfield

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings.

Managing a site like Bonners CofE School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Uckfield station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Failed grout lines across the wall
  • A cracked shower tray or bath (that needs repair or replacement)
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can phone 0345 464 0079 or email us and we’ll tell you honestly before you book.

Surfaces we seal

  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands

Aftercare tips

No joint lasts for ever, but care makes a real difference. A few tips:

  • Wipe up water along the back of the worktop
  • Give the silicone its full cure time
  • Keep bottles off the sealant line
  • Never pick at the silicone with a blade

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, and a nicked bead lets mould in sooner.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

What we’re called out for in Maresfield

No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

Any of these means the joints need attention:

  • Leaks into the floor or ceiling below
  • Cracked, shrunken or lifting silicone
  • Water escaping at the shower enclosure
  • A messy, uneven bead from a previous reseal

For an older house near a landmark such as The Parish Church of St Bartholomew, walls and floors in older homes can move, and sealant and grout show it first.

What your quote should include

  • How long to leave it before use
  • The length of the guarantee
  • Who does the work, and how experienced they are
  • How the surfaces are prepared before sealing

Our hiring checklist

How it works

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a morning or an afternoon for most single baths and showers. In a small place like Maresfield, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Preparing for the visit

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can
