Bathroom resealing in Marcham, done properly

Just call 0345 464 0079 or drop us an email with a photo of the joints, and we’ll give you a clear price before any work starts. We are often asked to deal with water getting behind the kitchen upstand and leaks into the floor or ceiling below, across basins & vanity units, baths and wet rooms.
Even in a smaller place like Marcham, bathrooms and kitchens see heavy daily use. Older or newer, every room gets the same approach: old sealant or grout cut out, joints cleaned and dried, and a fresh finish laid.

Questions from Marcham
Do you take on hotel work around Marcham?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Is Marcham within the area you cover?
Yes. Marcham is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
When can I use the bath or shower again?
After around 24 hours in most cases. You’ll get the exact cure time before we leave.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
How much does bathroom resealing cost in Marcham?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before any work starts.
My sealant has gone black. Can you sort it?
Yes. Mould inside the bead rarely cleans out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.
Do you remove the old sealant?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Is the work guaranteed?
Yes. We give a 12-month guarantee on every job, and we’re fully insured.

Different surfaces, different methods
Shower trays & enclosures
If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and tell you if it needs re-bedding first.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.
How it works
There is not much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for a single bath or shower from start to finish. For a job in Marcham, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Try not to wet indoor joints just before the visit
- Tell us about any water getting in

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Dry worktop joints after washing up
- Don’t let bottles sit on the bead
- Look for lifting corners and small gaps now and then
- Give the silicone its full cure time
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.
DIY sealant or a professional job?
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Marcham homes and their sealant
There are hotels and other places to stay in and around Marcham. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.
For landlords with property near Radley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Abingdon Preparatory School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

We will always be straight with you, so here’s what sealant cannot fix:
- A bath or tray that moves because it isn’t properly supported
- Tiles that have come away from the wall
- A leaking waste, trap or valve

Why act early in Marcham
Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. The lasting answer is to remove the bead and start again. Around Marcham, water from a failed joint in an older home can soak into timber and plaster, and that’s a much bigger job than renewing the sealant.
Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. We’ll send you a clear quote for the lot.

When to call us in Marcham
Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.
The problems people generally mention when they call include:
- Cracked, shrunken or lifting silicone
- Two layers of silicone, both failing
- A messy, uneven bead from a previous reseal
- Shrunken sealant along the back of a worktop
Homes close to Church of All Saints include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.
