When it is not the sealant

Honest advice matters more to us than a booking, so here’s what new sealant won’t do:

  • Cracks in the tray itself rather than the joint
  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them

If in doubt, ring 0345 464 0079 or drop us an email and we will say what we think before booking.

What we seal

  • Baths
  • Basins & vanity units
  • Sinks & splashbacks
  • Wet rooms

  • Shower trays & enclosures

Bathroom resealing for homes and businesses in Littleton

Across Littleton, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. If you have a bead that has pulled away from the tiles and a joint torn by a bath that flexes, we can put it right, whatever the surface.

For a small place like Littleton, bathroom resealing is planned like any other job: the journey and access are simply agreed in advance. Once we’re there, the bathroom or kitchen gets the same care as anywhere else.

You get a one-year guarantee, the same in Littleton as everywhere else we work.

For landlords and businesses

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

DIY sealant or a professional job?

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Bathrooms and kitchens in Littleton

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Schools such as Littleton CofE Infant School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Church of St Mary Magdalene include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Signs you need bathroom resealing in Littleton

Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.

People normally contact us after spotting one of these:

  • A messy, uneven bead from a previous reseal
  • Gaps between the worktop and the wall
  • Black mould in the silicone that will not clean off
  • Two layers of silicone, both failing

If you let a flat or house near Shepperton station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

What your quote should include

  • When the joint can take water or movement
  • What happens if they find a problem under the old sealant
  • What guarantee comes with the work
  • Which colour the sealant will be

Littleton questions

Do you cover smaller places like Littleton?

Yes. Littleton is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is Littleton in your area for bathroom resealing?

Yes. We work across London and the South East, and Littleton is part of that. You can ring 0345 464 0079 or drop us an email and tell us what needs doing.

Are you insured?

Yes. We’re fully insured for every job we do.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints, and the area is left clean when we finish.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you do kitchens as well as bathrooms?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then a colour-matched bead is laid.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.

What happens if it’s left?

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Older cottages and farmhouses around Littleton can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

What it costs depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

What happens on the day

A visit follows a simple pattern: we look at the joints together, protect the area around them, do the work and clear up. It usually takes around two hours for one bath or shower, longer for a whole bathroom. For a village or hamlet like Littleton, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property
  • Mention any tricky access

Baths

Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. If water gets in, the cabinet underneath can swell, so the joint is sealed in one unbroken line.
