Bathroom resealing for Howden homes and businesses

About our bathroom resealing in Howden

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the bead isn’t stretched the first time someone gets in. It’s a small step that rushed reseals tend to skip. We are often asked to deal with black spots spreading through the bead and gaps between the worktop and the wall, on shower trays & enclosures, baths and sinks & splashbacks.

Bathrooms in smaller places like Howden work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Leave it or put it right?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows. Around Howden, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What you get with us

  • Colour agreed with you before work begins
  • An ARBOMaster approved applicator
  • Sanitary silicone with an anti-fungal additive in wet areas
  • White, clear, grey or another colour, product permitting

Can I do it myself?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Loose or hollow tiles, or failed tanking behind them
  • Cracked or missing grout between tiles (that’s regrouting)
  • A tray that rocks until it’s re-bedded

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Joints and surfaces we work on

  • Shower trays & enclosures
  • Basins & vanity units
  • Wet rooms
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks

How to look after the new joints

Looking after new joints is easy, and it makes a real difference:

  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start
  • Keep the fan on for a while after bathing
  • Don’t leave water standing on kitchen joints

Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

Bathroom resealing in Howden: local notes

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

Letting a property close to Livingston North station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as St. Margaret's Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

The process

All our tools and materials come with us in the van. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Around Howden, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Do you need bathroom resealing in Howden?

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

People normally contact us when they notice something like this:

  • A bead that has pulled away from the tiles
  • Leaks into the floor or ceiling below
  • Mouldy sealant that has gone black
  • Water escaping at the shower enclosure

In the older streets around St Andrew's Church, walls and floors in older homes can move, and sealant and grout show it first.
